Fences are not a warranty item. We, as the builder, do not warranty a fence nor do any of the fence companies that we have ever dealt with warranty a fence. We do value this customer, and have addressed any and all items that are warranty items. However, we follow the warranty, which is very...
specific on what is covered and what is not. You will see in the definition section of the warranty under G. that it specifically states that fences are not part of the home and do not fall under the warranty. The customer did call several times and was told by our staff and by ProHome (a 3rd party that we pay to manage any warranty items) that the fence is not covered. [redacted], from our office, sent a text message to the customer on September 29th stating the fence was not covered by the warranty. The customer walked the home and signed off on several forms prior to closing on the home. There was never a problem with the fence prior to closing the home. We were not notified of any problem with the fence until after the customer stained it. Even if the fence were to fall under warranty, after it was stained by another company, that would void any warranty (as that is industry standard on any item).Again, we value this customer and understand the frustration. We have found that we must honor our warranty to the letter. Otherwise, we would literally be changing light bulbs and performing various home maintenance items. I have attached some of the forms that we have from the final walk through and other pertinent information regarding this complaint.
