Prior to this tenant renting the house on March 15, 2014, the house was treated for roaches by her husband, who is a licensed pest control vendor (copy of invoice attached).  After treating this property for the roaches, her husband came into the office and requested an application to apply to...

rent the house. They were approved by the owner with an increased deposit due to poor credit history.  Just prior to their move in the property was partially painted, the carpets were steam cleaned (carpet was barely one year old (invoice attached) also the property had never had any pets in it), family room verticals and valance were repaired and janitorial completed.  (invoices and move in/move out Residential Inspection Report attached, move in condition on report was approved and signed by husband) Approximately 1 month after the tenants moved in a repair request was made to repair the hall bathroom shower door.  The shower door apparently had come off and the tenant had re-installed it backwards so now it was stuck.  The vendor asked her “did you try to put this door back?” and she replied yes.  He then told her he was unable to remove the shower door to reset it because when she put the door back in, she had put it in backwards.  He also told her he would need to come back later with a helper so they could remove and re-install the shower door properly.   Later the repairman returned to the property to fix the shower door, she then refused them entry and stated she would have her husband take care of it.  Approximately 10 months later, there was a service call regarding a line on the water heater that had started to leak.  The vendor went out that day and repaired it at no charge because the water heater was new and just installed on March 10th, 2014, just prior to their move in.  The last service request reported to our office was in November, 2015 regarding a leaking kitchen faucet.  The vendor was dispatched right away and the leaking kitchen faucet was replaced with a new Price Pfister 2 handle faucet (invoice attached).  No other repair requests were made to our office. Prior to their move out, an appointment was scheduled with the husband to show the property to a prospective tenant on Saturday, June 25, 2016 at 9:30 am, this appointment was confirmed with the husband on Friday, June 24, 2016.  At the time of the showing the husband asked about a pre-move out inspection but did not have a specific day in mind.  He was told to call the office when he was ready to set the actual day and time.  A few days later the husband called to request an extension on their move out date stating that he was having difficulty repairing all of the damages they had done to the property.  At this time he also cancelled his request for a pre-move out inspection stating that he no longer had any time for it. The Tenant turned in keys on July 6, 2016.  Prior to the completion of the move out statement, our office had been in contact with the husband letting him know what to expect as to the charges for damages.  Move out paperwork was completed July 22, 2016.  The husband had requested to be called when move out papers were ready for pick up as he did not want them mailed.  Our office had called him several times over the next 2 days to pick up the paperwork.   On the last call to him he said to go ahead and mail the paperwork to the forwarding address he gave us which was within the 21 days after the move out.     Damages the tenant made to the property are as follows: Brought 2 dogs to live in the house without consent.  The dogs urinated on the carpets, carpets smelled strongly of dog and urine, dogs ripped holes in the edges and corners of the carpet, , destroyed a portion of the side gate by chewing and scratching at the bottom of the gate creating a hole over two boards.  Garage had strong smell of dog urine and dog odor.  Painted 3 bedrooms blue without consent Damaged 3 window coverings Left satellite dish mounted on eaves (we removed and put in garage, husband picked it up and took it away). Broke the trash compactor knob. Broke stair light fixture. Broke 2 drawer guides in master bath vanity and broke the toilet paper holder Broke towel bar in hall bath Eight duplex outlets and covers painted blue Broke (2) bottom kitchen drawer slide assembly Broke 3 upper closet door guides Also attached are email conversations with the husband acknowledging the damages prior to final paperwork and trying to make arrangements for payment.
