May 2, To Whom It May Concern:From the paperwork submitted, it clearly states that no information should be provided that can be used to personally identify anyone, and the tenant has clearly identified myself and my assistant by name, which I would like changed or deleted.Having mice in our apartments is not, as the tenant states, ‘Very common and a recurring issue each year in the apartments”, and I refute his comments that the exterminator and maintenance staff told him it wasThe tenant’s statement that anyone laughed in front of his apartment is completely false!It is not necessary to remove appliances to check for gaps or spaces where a mouse may gain entry into an apartmentIt is only necessary to move them as far as needed to verify whether or not there are any gaps or spaces that would allow access.Again, we feel the tenants did not allow us the opportunity to properly remedy the situation, and we feel it is a fair compromise to only charge the tenant for rent lost until a new tenant moves into the apartmentRespectfully

April 18, To Whom It May Concern:The tenant contacted our office the first week in March regarding seeing a mouse in his apartmentUpon receiving-his e-mail, an exterminator was sent to his apartment and found open packages of food, donuts, etclying on the kitchen counters
Traps were set, and the tenant was advised to keep packaged foods sealed, and properly storedIt was recommended at.that time, by the exterminator, to place bait in the apartment to remedy the situationThe tenant refused, saying bait would harm his babyIt was explained to him that bait would be placed in locations not accessible to his baby, but he refusedSeveral days later, the tenant e-mailed the office and said another mouse had been caught in his apartmentThe exterminator was,called out again, and it was again recommended that bait be placed in the apartment so that any remaining mice would be eliminatedThe tenant again refused to have bait placed in the apartmentAt that time all appliances were pulled out, and the entire apartment was searched for the possibility of any holes allowing mice to gain accessNone were foundAgain traps were set in the apartment as that was all the tenant would allowFor weeks we did not hear from the tenant, and we assumed the situation was rectifiedOn April 2,2014, the tenant brought us a letter stating his intent to vacate the apartment due to “uninhabitable conditions”We disagreed with his assessment as he would not allow us to properly remedy the situation, but, as a compromise, agreed to allow him to break his lease without paying the early termination fee of 1/(three and one half) times the monthly rent, provided he continue to pay rent until a new tenant moves into the apartmentHe refused.It should be noted that the previous tenants, who lived in that apartment for years, never had any reported issues with mice.Respectfully,

Review: Hello,My name is [redacted] and I currently reside in Apartment Complex Autumn Park in [redacted] PA, with my infant daughter and my wife. For over 6 weeks we have had issues with Rodent Infestation in our apartment unit. We have contacted the maintenance and property manager on multiple occasions (have all the e-mail communication and pictures on file) asking them to resolve this issue. As of today, April 10th the issue has not been resolved. Mice continued to find ways to get into our apartment and leave mice feces all over our kitchen counters, living room floor and laundry room. Wife and I have stopped utilizing our kitchen for the most part. We find these conditions to be not habitable due to the rodent infestation. After so many complaints, the only solution that the property manager have provided us with was mouse traps which in fact worked but did not resolve our issue since mice continues to come in. We have recently given our Landlord a notice due to the inhabitable rodent infestation issues we are moving out of this apartment and will need our full deposit back. We have received a letter from our Landlord stating that we have to pay rent loss until the new tenant take possession of the apartment. Under the Pennsylvania tenant law that states that apartment has to be habitable and if it's not the lease becomes void and tenant should not be obligated to pay any fees or loss on rent.Desired Settlement: Landlord is not to charge us any fines or penalties or rent loss due to the move out.
