This office represents Autumn Ridge Apartments and its management company, [redacted] dba [redacted] (collectively "management") We appreciate the opportunity to respond to Mr [redacted] 's consumer complaint As we understand his complaint, Mr [redacted] appears to contend that management engaged in an unlawful consumer practice when it declined to allow him to terminate his tenancy, without penalty, on June 14, That statement is not true Mr [redacted] entered into a thirteen month lease with management on May 15, 2013, to rent apartment # [redacted] at [redacted] [redacted] *** for a term that extended through June 14, Under the terms of that lease Mr [redacted] 's tenancy would automatically renew on a month-to-month basis unless a new lease was signed or either party provided at least sixty (60) days notice of termination or intent to vacateA copy of that lease is being provided with this letter Mr [redacted] contends that he provided a written notice of intent to vacate to management on April 28, Management has no record of that notice and Mr [redacted] cannot identify to whom he provided itTypically, when a resident submits an Intent to Vacate Notice the notice would be signed by the resident and immediately countersigned by management On or about June 7, Mr [redacted] went by the office and spoke with the assistant manager, (not [redacted] ), and provided her with a copy of a Notice to Vacate that he contended he had submitted on April 28, That Notice to Vacate had not been countersigned by any member of management and no one in the office was aware of itThe assistant manager initially explained to him that because he was just then submitting the notice, it would not be effective until August 7, 2014, which was sixty (60) days from the date that management became aware of his notice Subsequently, the assistant manager discussed this issue with the property manager and they agreed to offer Mr [redacted] a compromiseEven assuming that Mr [redacted] had submitted his notice to vacate on April 28, - as he contended - that notice would have extended his lease until at least June 28, (1) Under the proposed compromise (1) management would waive the late fees that Mr [redacted] owed through June 7, 2014; (2) management would agree to permit Mr [redacted] to submit a thirty (30) day notice of intent to vacate and would accept it retroactive to June 7, 2014; (3) management would waive the month-to-month fees that were required under the lease; and (4) Mr [redacted] could vacate, without penalty, effective July 7, Management attempted to telephone Mr [redacted] on at least two occasions to communicate this offer to him, but Mr [redacted] did not answer or return any messagesMr [redacted] has also failed to pay any rent for June 2014, and, although he contends that he was planning to vacate on June 14, 2014, he has not turned in keys or otherwise returned possession of the apartment to managementAs of this date, his matter has been set for eviction for non-payment of June's rent Please feel free to contact me if you have any additional questions concerning this matter Most sincerely, [redacted]

SCREWTHISPLACElet's start from the beginningMove in day, Shanelle was the one "helping" usShe handed us the keys, looked us in the eye & told us she did the final walk through, the apartment looked "great" & that she turned on the fans and opened the windows to get some fresh air in thereWe moved everything in that day & it was the next day, while unpacking, that we truly discovered how filthy and freaking DISGUSTING the apartment wasThere were stains all over the carpet, it looked like it hadn't been vacuumed, marks and dings along the walls, nearly half an inch of dust on the fan blades in the living room AND bedroom, it smelled like the previous tenant smoked in thereAlong the bottoms of the cabinets next to the stove was food and crumbs from god knows whenUpon moving the stove to investigate further, there was an old rag, diabetic needles and more food to be found (no wonder people complain about the apartments being invested with bugs, because they don't give a crap when it comes to cleaning)The dryer didn't work at first so we moved it to see why it wasn't working, we then discovered how disgusting it was behind and under the W/DI spent majority of that day deep-cleaning the apartment before attempting to unpack all of our things I took photos, filled out the "damage" sheet they gave me, and emailed all of the photos to the leasing officeI went to the office the next day to turn in the paper they gave me to document all the damage where Ebone "pretended" to care about how freaking nasty it was They told me they would send housekeeping over to cleanI told them I already cleaned because I refused to live in such conditionsPLUS, housekeeping should've taken care of all of it before I moved inI then told Shanelle that it was filthy, asked how they could expect ANYONE to move into that filth and told her about how disgusting it was under the stoveShe fed me excuse after excuse saying she "didn't move the stove." At that point, I told her that the fans were covered in dust and she told me she "didn't see that the fans were dirty." We then get our first rent bill in the mail Everything appeared to be correct until I noticed a "forwarded balance" on the bottom I went to the leasing office on a Sunday, whoever it was that I talked to told me that the balance was from last month We hadn't even been there a month, we had been there for daysso she wasn't able to figure it out and had Shanelle take a look at the paperwork and SHE couldn't figure it out eitherI was told that it would have to wait until the next day because the bookkeeper wasn't inShanelle then asked me to email her on Monday to "remind her" to get with the bookkeeper to figure it outI emailed her about in the afternoon, never got a response so I walked in there after I got off of workShanelle then fed me with MORE excuses (this girl is full of them) about how she didn't have the chance to respond/read my emailSo I sit down with the bookkeeper, bottom line was that the pet rent per month wasn't pro-rated as it should've been (THEIR mistake, NOT MINE) The assistant manager on-site that night didn't feel comfortable making that judgment call and said it would have to wait until the following day for the community manager to decide because of course, she was no longer in the officeDAY 3, TUESDAY, I emailed Shanelle around in the afternoonAGAIN, no responseSo AGAIN, I go to the leasing officeA gentleman approaches me asking if I've been helped, I told him Shanelle has been dealing with everythingShanelle then hands this man a piece of paper which is a printed copy of the email I sent her, she gave me ANOTHER excuse about how she has been "busy" and hasn't had the chance to respond to meyet she has the time to print off a freaking copyThe community manager Lori refused to waive the fee, not even for customer service reasonsWHAT A JOKEI've been here for days and it has been pure hell

We sincerely apologize for the miscommunication regarding the refund of the Administrative Fee. A refund in the amount of $102.00 was processed and mailed out to the applicant on March 27th, 2015.

Hi, I am a new resident at Autumn Ridge apartments and wanted to share my families experience with others in case they are thinking of renting here. My husband flew to Phoenix 3 weeks before we were to relocate to Phoenix to find an apartment. He thought he found what we were looking for in Autumn Ridge and signed the initial agreement of lease terms/rent and paid the required fees. 3 days before we were to relocate he got a phone call from Autumn Ridge management stating that their quota for 6 month leases had been met and they could not honor what was promised in the agreement. We informed this representative that we now felt forced into something that was not agreed upon. With 3 days to move we had nowhere else to go and had to have somewhere to live with our 3 year old. The next horror we came upon was that our unit was filthy and smelled of heavy cigarette smoke. Again, since we had nowhere else to go, I was forced to clean the apartment myself. Which was a disgusting endeavor. I stated all the gross messes I found in our walk through but no one seemed to really care. It was however recorded in our walk through documents. Finally, we specially asked of scorpion issues and were told that since changing pest control that they no longer had an issue. We have now killed 5 scorpions in just 1 month of living here. Especially with a toddler, this has been very stressful on our family. We did ask for pest control and that service was a no show among other promised requests that did not happen. My husband decided to purchase product himself to spray but that has not been effective. We have still since then killed an additional scorpion. We have not slept well in the month we've been here over the scorpion issue. My husband constantly gets up at night with black light to make sure the apartment is safe for our son. At this point we are overwhelmed and feel compelled to share our experience.
