We verbally relay this to each new tenant upon move in, and moreimportantly, it is in our written lease contract that each tenant agrees to and signs uponmoving in.in addition, as a courtesy to our tenants, we post signage reminding all tenants that, likemost businesses, we are closed every year on January 1st in observance of New Years Day,and we include the suggestion that tenants unable to pay prior to the holiday, use our nightdrop box located next to the front dnor nf nur office in order to avoid late fees.Regarding the 80 tenants that you state went through this same situation. I am not sure howto respond as we did not have 80 tenants pay late in January.We apologize that you feel that you have been wronged, our office makes every effort toinform our tenants of the rules and assist them in following said rules whenever possible. Review: Our refrigerator died on us and the internal temperature was at an non safe 50 degrees for 5 days before they replaced it. And according to RCW 59.18.070Landlord Failure to perform duties Notice from tenant Contents Time limits for landlord's remedial action.If at any time during the tenancy the landlord fails to carry out the duties required by RCW 59.18.060 or by the rental agreement, the tenant may, in addition to pursuit of remedies otherwise provided him or her by law, deliver written notice to the person designated in *RCW 59.18.060(14), or to the person who collects the rent, which notice shall specify the premises involved, the name of the owner, if known, and the nature of the defective condition. The landlord shall commence remedial action after receipt of such notice by the tenant as soon as possible but not later than the following time periods, except where circumstances are beyond the landlord's control: (1) Not more than twenty-four hours, where the defective condition deprives the tenant of hot or cold water, heat, or electricity, or is imminently hazardous to life; (2) Not more than seventy-two hours, where the defective condition deprives the tenant of the use of a refrigerator, range and oven, or a major plumbing fixture supplied by the landlord; and (3) Not more than ten days in all other cases. In each instance the burden shall be on the landlord to see that remedial work under this section is completed promptly. If completion is delayed due to circumstances beyond the landlord's control, including the unavailability of financing, the landlord shall remedy the defective condition as soon as possible.It was clearly more than 72 hours. It was 5 days since the dated maintenance paperwork was filed and I actually had to go into the office on the 5th day and tell remind them. Now, they're trying to make up new rules to charge us extra for.Desired Settlement: We lost a lot of food that has spoiled because we had to wait for a new refrigeration unit. The internal temperature was at 50 degrees which is beyond the safe temperature allowed for food. We had to turn the coldness setting all the way up and keep the milk in the freezer just so it would stay cold. We sent a notice on Thursday I believe and they did not do anything until Monday or Tuesday. No sorry for the delay, no appeasement for the spoiled food our family lost. Nothing.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution is satisfactory to me.

And to go a step further, this was totally my mistake as there was a big mis-communication and if possible, I would like to have this complaint removed from the records as opposed to just being a closed complaint because it is no longer a complaint but a notice of my apology for the misunderstanding. [redacted] have always been great to us as tenants and more than fair. The manager has helped us out whenever we've needed it. She is a wonderful apartment manager.

Review: I used to rent from autumn ridge apartments and recently started having some personal issues including losing my job. fell a little bit behind on my rent and have been evicted. the day of the eviction came to a complete surprise to me because there was no 3 day notice before being removed. the day I was escorted off the property I immediately requested my belongings and was verbally attacked by [redacted] the property manager and Amy her employee stating I was not getting anything back unless I give them over a thousand dollars. Washington state RCW 59.18.230 states that the landlord in the state of Washington cannot hold personal property in lieu of rent. they can however store property at the request of the tenant and upon releasing the collect any reasonable drayage and storage fees. my belongings were never moved nor stored under my consent and I was being told they were held in lieu of payment. everything including pets and my 2 year old clothing and daily necessities were held for 4 days as I was being call a piece of work and slandered in public for my financial situation by the property manager. I will be pursuing further legal action and would hope this matter be resolved internally through ARA management to maintain the professionalism they advertise on their website. not only was [redacted] extremely unprofessional as far as the personal attacks about me as a person financially and physically but was also clearly breaking the law by seizing all of my personal property including exotic pets and was told by there attorney they were doing everything according to state law. I did throughout this whole ordeal retain proof, witnesses, and copies of all paperwork provided and will go after compensation for damages considering I had to write two letters demanding my property be returned.Desired Settlement: I would just like to see that this never happens to anyone else going through difficult times especially with toddlers. I believe this person needs to be terminated for her actions and making a horrible impression on the outlook of the company and other employees.

A three day pay or vacate notice was posted on residents main entry door on July 2nd 2013 and a copy was mailed to their address. On July 5th 2013, a three day reminder letter was posted on their main front entry door. This letter reminded them that on July 2nd 2013, we served them a three day notice to pay or vacate. In addition, this letter also asked them to contact the leasing office to resolve diis issue by 12;QQpm on July 8th 2013.

I received one phone call from the resident stating that he had lost his job and he vvas currently looking for employment and was frying to sell items on Craigslist He also stated that they would pay the balance with his wife’s paycheck in a few days. I informed him that I had to file for eviction on July 16th 2013 if the balance was not paid in full.

After receiving this complaint and reviewing the allegations made in it, 1 contacted our property attorney. 1 was informed that the eviction record file, including affidavits, are a matter of public record. In addition, neither of the defendants appeared in court to dispute the proceedings or attempt to resolve the issue.

In closing, we hope that our response clears up all of this misunderstanding and allegations, and we wish them well in their further endeavors.
