The initial lease term was July 30, through July 29,(copy attached)Resident vacated March 31,
Explained in an earlier phone conversation with an occupant of the househoId; they would be breaking their lease
and the lease holder would be responsible for the remaining
unpaid rents on the lease (or until the unit was rerented),
they would be responsible for refurbishment costs to make the unit rent ready {paint, cleaning, carpet
cleaning or replacement), any damages beyond wear and tear, and any other charges as stated in the
leaseWe also informed the caller; the sooner they put in writing they were moving, the sooner we would be able
to find an eligible renterWhen their keys are returned, the unit will be made ready [in as little as days) and rerented
as soon as we have an eligible applicantAt that point, they would no longer be responsible for the rent
The lease holder and occupant appeared in the office March 6,to put in their notice to moveThe occupant
understood the charges that would be involved in breaking the lease and was eager to signThe lease holder
claimed that "his" lease stated he only had to give a day written notice to move and he would not be held
responsible for any chargesWe attempted to correct his misunderstanding and offered a copy of the leaseThe
lease holder refused to sign and walked outWe kept his apartment on availability (only because the occupant
signed to vacate) and found an eligible renter and executed a new lease April 18, Had we removed this
apartment from availability (because of his unwillingness to sign a notice), it would not have been re-rented this
quickly and they would have incurred more charges
Keys were found in the drop box March 31,A move-out inspection was completedAt mo(July 30th)
the carpet was new, at move-out (March 31st) the carpet was damaged beyond repair (stains and a hole in the
middle of the living room), pictures attached
We do not have charges for "chemicals"Our office is not open on Saturdays
April 21,2014, a Security Deposit Disposition (SDD) was mailed to the forwarding address given by the lease holder
(copy attached)It was not returned to us as "undeliverable"As stated on the SDD, the previous resident had
days to make payment arrangementsNo arrangements were made, and charges were forwarded to the collection
agency
We hope this will clarify any questions or misunderstandingThe previous resident may contact the collection
agency to make payment arrangements, and may call us at ###-###-#### if they should have any further questions
