This issue has been resolved at the owner's expense. We are in conversation with him about a rental credit to offset some of the loss.We have done everything we can to satisfy this customer, including changing out her carpet with nicer new floors when the ac leak happened.The newest leak was a
result of a break in the hot water line. Anytime we had someone come take a look, they couldn't find a leak. I was told twice by different vendors they thought the meter was broken. We ordered a pressure test and it revealed the leak. This was over a weekend so we gathered another bid to make sure we could get the owner's approval. I was able to reach him over the holiday weekend and the repair was made within a day or two.Contractually, the owner has no responsibility for the utilities. He is deciding if he wants to reimburse them at this time. I have no control over that until he approves it
The below was reported by our office in San Antonio. If there is discrepancy reported by the tenant, Ill be happy to research further and find a resolution.On 5/5/2015 the tenant first reported that the flooring has a "Lift" when you walk on it in the hallway. We sent the work order to...
the vendor who installed the flooring to look at the issue.On 5/11/2015 we received notice from the tenant that the A/C was leaking onto the floor. The vendor who did the flooring also handles our HVAC repairs. We sent another work order about the flooring becoming unglued due the leak in the hallway where the a/c is located in the property. The vendor went out that day and informed us the Work Order was handled for the a/c leak.We went back and forth with the vendor every week trying to get a bid from them for the work on the flooring. When it became evident they were not to do as requested we found another company and on 6/23/2015 the company went out and looked at the issue. They informed us no mold or mildew was found. Bid was approved that day for the repairs on the flooring and are scheduled to be done today June 26th 2015 because the tenant has a birthday party for her daughter on the 30th. After the bid was approved the vendor went searching for that exact flooring to repair with. Unfortunately, the flooring will not be a perfect match to the original but it is the closest we could find and will resolve the issue with the flooring. We consider all matter to be resolved and will be happy to address any further concerns.
Revdex.com:As far as this current situation, it seems that it has been fixed for the time being. I still urge the property manager to keep open communication with the owner to partially reimburse for the large bills that were none of our control and paid by us because of the owner's property issues. I appreciate the property manager's attention paid at this time.
