Also, I was given much higher rates then a new tenant for the same term lease as advertised on the Avenues at Tuscan Lakes websiteI was told, it is because of a renewal the rates go upIn that case I requested to sign a new lease for a different apartment to avoid the rate increase it was around a $difference that was not allowedIs really fair for current tenets to receive much higher rental rates than new tenants? The door damage was there at move in but was repaired, this can be seen in the area of damage was previously painted and white powder was falling out the metal doorHow can a metal door have white powder (like drywall) fall out of it if it was never damaged? Carpet was not installed properly and was wrinkling which was brought to the attention of the management which told it was due to settlement of new construction and it will be repaired after moveoutDid all the carpet in all the rooms needed to be replaced? I do not think soIn regards of the wall writings, I was told not to bother about it because all apartments are painted after move outAlso, the apartments are cleaned after move outWhy am I being charged for extra costs when the complex did not incur additional costs? What would have been fair is that a walk down with a tenant could have been done after move out to avoid these types of disputesIt could even be done right after the keys are handed over and the apartment was cleanedThank you so much

final account, then all fees apply, as outlined in your lease.We would also like to respectfully note, we don’t have a record of any maintenance requests on file for your unit, stating that the carpet needs to be tacked down or repairedYou were the first and only resident to reside the in the apartment Prior to move in, all apartment(s) received a thorough inspection to identify any interior construction defects If defects are found they are to be fixed immediately prior to release of the home for rent Furthermore the carpet in the home was replaced for heavy soil and the carpet suffered more wear and tear The carpet was only lived on for a total of months and life expectancy is month The cost applied to the account for damage was only 15% of the actual cost of replacement, which is more than fair given the life expectancy was not fulfilledIt is in the best interest of the property to clean and preserve carpet when ever feasibleThe average cost of replacement for a three bedroom home is $or the preserve $- $depending on conditionFurther, regarding the damage to the interior part of the door there is no record of the damage being reported by the resident or maintenance over the last two years The door was clearly ‘damage’ from the repeated motion of the garage door and front door being slammed togetherAs state in the letter the damage to the metal door could not have been made by only one occurrence Without the documentation, there is little we can do In the regard to the additional rent you where required to pay for an additional seven days, the written notice was received via email days after the lease expirationAfter several conversion over the receipt of renewal notice, we mutually agree to compromise on the remaining days owed To avoid any further issues or disputes the month-to-month rate was not enforced for the remaining seven days Our team has gone above and beyond to be fair and reach a reasonable conclusion for damages remaining in the apartment after move-outMany efforts where made through your residency to provide a great multifamily living experience.We’ll be glad to work with you to resolve your final account, including any payment plans that work best for you and your family.We wish you the best of luck in all future endeavors.Thank you,Management TeamAvenues at Tuscan Lakes

Thank you for the reply. The main issue is that the communication with residents. The services issues were verbally requested many times but without resolve or were derfered. I was told that it was put on my door but I never received it. Why is it not sent by email or mail to insure the tenants receive this time sanative information?
