The property management company had full access and the keys to the property for August There was no dog poop or any condition noted by Dana Brown during the walk through that required attention - I have the signed inspection and additional witness to this They were not entitled to the last months rent and were told it was not going to be paid once the keys were turned in The $offered is far less than the total expense and inconvenience that was incurred - days total without AC and/or heat which is $in rent not including the cost of the hotel due to the unsafe conditions created by having no AC in June The $was a feeble attempt to placate me and get me to agree that there were not responsible for any damages - seen as an admission of their guilt regarding failing to perform I also have pictures of both the house and the yard to substantiate my claim there was nothing for them to withhold the deposit for The property mgmt and owner breached the lease in June of with the first AC issue Therefore, I did not break the lease as it had already been brokenAs you can see from the attached - Allison N [redacted] - agent for AZ Cornerstone - agreed to half month rent Also attached you will see their final disposition to me which identifies NO DAMAGE and was sent by Certified letter (also evident on the document) Therefore, they own me at minimum half of my deposit back as they had possession on July 25th at 10amSincerely - Shannon S***

Ms. S[redacted] is asking for have of her security deposit to be returned but she moved out one month early ,July 25th 2017, and her lease did not end until August 31st 2017 (copy attached). We never agreed to allow her to not pay the last month's rent so she does owe the property owner August 2017 rent in full which she has not paid. Security Deposits can be used to pay for unpaid rent per ARS 33-1321 Paragraph D. Also, Ms. S[redacted]r signed an addendum to her lease when she moved in agreeing to an early lease termination penalty of one half of one month's rent. Therefore, the property owner is legally and contractually owed $1,633.64 for the August rent PLUS the early termination fee of $797.50 (half of one month's rent) Copy of the lease and the addendum highlighting the early termination clause is attached.Rather than pursue Ms. S[redacted]r for the additional amounts owed, the owner has decided to settle for the security deposit as payment in full.AZ Cornerstone Realty will, in an effort to finally resolve this matter, pay Ms. S[redacted]r $300.00. Although under no obligation to do so we want to make a good faith effort to resolve this. If Ms. S[redacted]r agrees to this offer we will send her a check immediately. Sincerely,Dana B[redacted]
