Mark G [redacted] was contracted by [redacted] (Appraisal Management Company) through [redacted] to perform an appraisal for refinance with $600 of my money. Mark G***’s Company is in Flagstaff while my mountain side home is in West Sedona, a 45 minute drive from his area.Our home is at the top of the subdivision where the mountain rises over the homes below and provides full panoramic views of the red rock mountains and the city below. Mr. G [redacted] submitted an appraisal based on similar sized homes from the valley below that do not have views yet made “no adjustment for view” resulting is a 15 to 20 percent drop in appraised value.We submitted the "appraisal dispute form" to [redacted] , they reported no response from appraiser for a full week and only then did he say he wasn’t changing anything. In my subsequent phone conversation with Mr. G [redacted] he informed me he does not “do” view adjustments. [redacted] stated that our only option to proceed would be to pay an additional $600 to get a second appraisal but with no guarantee that it would be by a local appraiser.Mr. G [redacted] can try to hide under the layers of the “new mortgage industry.” He was hired to perform a service and failed. Mark G [redacted] failed to act in a professional manner by not providing the due diligence and extra work required to do a complex appraisal. Sedona area buyer and seller beware; you may want to request another appraiser if assigned Mark G [redacted] or AZ Mountain Appraisers LLC.

AZ Mountain Appraisers were contacted to do an appraisal for refinance of my small hillside home in Sedona, a minute drive away from his locationThe appraisal was completed using comps of the same size down on the valley floor without proper adjustment given for "view"I filed the dispute form through *** *** explaining that my street is at the highest elevation build able on the side of a mountain that towers over the homes below with a full panoramic view of the mountains to the northI offered the fact that a home of simmilar age and quality slightly larger sold for $104K more than the appraised amountMy home is unique in the fact that it is only sf with a full walkout unfinished basement in the "panoramic view area" of higher elevation that has very large homesMore work on the appraisers behalf is needed to make the nesessary calculations to prove the adjustment value

I understand that the complaint was filed but I was not hired by that person and did not complete an appraisal for the home owner. I was also not paid by the home owner. At no time did I discuss the appraisal with the home owner as I am not allowed due to confidentuality with my client
The only conversation was to schedule the inspection and that he could dispute the value through the bank as I was not allowed to discuss it with him. Once again I was not hired by the home owner but by an Appraisal Manament company as requried by the lender
