We Were backup with service calls for AC work, then the weather turned cooler and they could not work on the units, due to the factthat the gauges will not read properlyWe explained this to the tenantAs soon as we could get to this tenant, we did

She hired us and micromanaged at least three times a day She just kept calling, emailing and getting more ornery and nasty by the minute The house because vacant and we were fixing it up so it would be able to be rented We had to do what code enforcement said we had to do so it would pass inspection We can even send the abusive emails – at least three a day We responded to her emails, not her calls, because she was constantly verbally harassing us She considered us negligent to responding to her immediately since she would send us messages right before or after we closed at night We were more than glad to terminate with her She was passed to us because the other management company couldn’t stand to work with her either We were under contract with her for about a year and a half, so as soon as the next company came in, we handed the keys over and said good luck

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and find that this resolution is satisfactory to me Sincerely, [redacted] ***

We at B&D Homes have held up to every agreement on our endWe have every repair bill from every service call that the tenant has called into us and we have dispatched workers to fixWe also have the bill stating the fence line was cleaned professionally before the tenant moved into the propertyOnce the property is rented it becomes the tenants responsibility to maintain the property as it was given to themAs the tenant also stated she has not paid her July's rent which is what the 5-day demand for rent money was pertaining tooWe did attach a note saying the fence line needed to be cleaned to that five day demand because code enforcement wants the six foot tall shrubs and vines cleaned upAs previously stated it was professionally cleaned before the tenant moved in or we would have never passed inspection on the propertyWe feel we have met our obligations for maintenance of this property

Initial Business Response /* (1000, 13, 2016/03/07) */
The tenant paid deposit to a different property management cowe were forwarded the lease and wrote a new lease same as oldDeposit money was to be transferred to the new owner, it was not
When the house was inspected all the carpets had
to be replaced, and the trim work was broken or removedThe cost to repair far exceeds the deposit

property. Once the property is rented it becomes the tenants responsibility to maintain the property as it was given to them. As the tenant also stated she has not paid her July's rent which is what the 5-day demand for rent money was pertaining too. We did attach a note saying the fence line needed to be cleaned to that five day demand because code enforcement wants the six foot tall shrubs and vines cleaned up. As previously stated it was professionally cleaned before the tenant moved in or we would have never passed inspection on the property. We feel we have met our obligations for maintenance of this property.

B&D Homes Property Management took over management of the house at [redacted] and signed a lease with [redacted] dated 9/1/2017. At that time an inspection was done and [redacted] requested that we clean up the yard (where she had now been living for almost 4 months), install new locks on the...

front & back doors and make sure they are ‘airtight”, remove the metal gate off the back door and asked that we put the metal door on the sun porch and make sure it would lock. On 9/5/2017 we paid a lawn contractor to remove all debris from the fence line & around the yard, trim all bushes and do lawn maintenance. On 9/25/2017 we installed new door locks on the front & back doors, took the metal gate off the back door, moved sun room storm door to the house and put the metal door on the sun porch & it was lockable. [redacted] was not happy with this work and requested we change it back so 4 days later on 9/29/2017 we sent a contractor to change it back & we rebuilt 2 sides of the back door to secure it. We never heard from her about it.[redacted] paid her September rent & late fees on the 29th of September and we did not hear from her again until the 16th of October when she paid her rent and late fees for October & nothing was stated at those times about needed repairs. On 10/24/2017 she called and said her furnace was not working, so we sent a contractor to check it out and he replaced the igniter and also repaired one of the supply vents. In November, [redacted] failed to pay her rent. We tried repeatedly to contact her on the numbers she gave us and she never returned not one of our calls or responded to requests for call backs that we left at her home, mobile phone and her job. We left several messages threatening eviction if she didn’t come in to resolve it. Then December came and she failed to pay her rent again so now she’s 2 months behind & we tried to contact her and she continued to ignore our calls. She even answered her work phone once, when we used a different phone, but claimed it was not her and took a message for herself. So later that afternoon, we called her from a personal phone because she did not know that number and amazingly, she answered right away. When I told her who I was, she stated she was not giving us any money & would be moving by the end of December. We issued a 5 Day Demand that we would be taking her to court if she did not move out, then we went to the house at the beginning of January 2018 to check it out to see if it was in fact vacant, it did not appear to be vacant but the locks have been changed and we could not get in. We did everything that [redacted] asked us to do and made the repairs she requested in a timely manner.  She has not called in any repairs since September, nor has she notified us in any way that she had additional repairs that needed to be taken care of.
