We received this title order on May 26, We do preliminary title work and send a Payoff request form out to secure Loan Numbers and Social Security, for the Seller, so we are authorized to request Payoffs(see Attached) I mailed this to the Seller, with no response , and after securing an email address, I e-mailed it to himHe proceeds to call and refuse to give me any information regarding these liens or his Social Security numberI explained it would hold up the sale of his propertyHe sent payoff letter to me that were dated May 13, 2015, as we were not to file until July, I had to reorderWhen I called the Bank I was informed this property was in Pre Foreclosure and need to speak to the Attorney from the Bank to secure updated payoffsNeedless to say it took the Attorney a few days to return my callUpon the Seller giving me the information I need to obtain the payoffs I recorded the Lien from the StateWith no response from the State I reordered times Finally after securing all the payoff information I was ready At that time I contact the Buyer , who did had not secured the Occupancy permit from the City [redacted] , because he stated the Seller had lied to him about so many things, he was afraid the Seller would back out of the transactionSeller called on August 5, to ask how short he was to sell his homeI explained I worked it out with the 3rd Lien Holder to accept whatever proceed were left and he did not need to bring money in to sell his homeHe was VERY nice and complimentary hearing that, as he stated he blew out the two front tires on his Mercedes the day before and now he could buy tiresSeller was scheduled to come in our office at 9:and Buyer was to come in at 11:to sign papers and deposit his moneyBuyer did not want to come in until he was assured the Seller was hereSeller did not show until 11:40, making the Buyer nervousThis was a very tough transaction as I feel I was not told the truth in many instancesIf you need anything further please let me knowThanks you for your great assistanceKathy Z***
