Brian [redacted] originally leased this apartment with another couple approximately three years ago. The lease ended in 7/24/2014, the couple moved out and Sara [redacted] was accepted on the lease with Mr. [redacted] In December 2014 Mr. [redacted]...

informed me that Ms. [redacted] intended to move with a friend. In January 2015 Mr. [redacted] indicated he would like to move earlier than his lease expiration of April 24, 2014. I informed him he would be responsible for his lease agreement through April 24, 2014. He said he would move out earlier, apartment would be vacant and I could make my normal and routine improvements on apartments in ready for showing new tenants. I indicated I would start showing his apartment in March 2015 to prospective tenants and if the apartment rented before the end of his lease I would refund his rental for the month of April 2014. The apartment was left in very bad condition and I had no success in renting to prospective tenants because of the dirt and clutter. I personally tried to clean the dirt myself to try and make the apartment more show-able. I needed to clean and organize the clutter left in the apartment before I could even hire painters or other needed services in order to show the apartment. It was verbally agreed on with Mr. [redacted] that I and my painters, cleaning service and any other needed service workers could enter the apartment. To my knowledge and in discussions with Mr. [redacted] Sara [redacted] was not living in the apartment and in fact had secured other living arrangements. The apartment did not rent until May 1, 2015. I was under no obligation to refund any rent per our lease agreement. Mr. Metzger knew everything I was doing and was in complete agreement. Ms. [redacted] left beer bottles, shoes, underwear, and other paraphernalia scattered throughout the apartment which needed to be collected and placed in an out of the way area to allow the workmen access to do their jobs. Mr. [redacted] and I parted on congenial terms. He understood the condition of the apartment and the difficulty to rent the way the apartment was left by Ms. [redacted]. I would rent an apartment to Mr. [redacted] again.
