My home was "inspected" by someone clearly with zero knowledge of a homeI have spent all weekend inthe crawlspace with a plumber who has little nice to say about the mn who inspected my residence before I bought itYears of leak damage that could become major issuesWILL NEVER USE B SAFE AGAIN and am advertising in a negative wayFB is powerful and my rant has only just begunThis is my second home using them and trust me I will never again

I recently purchased a home on N 19th Street Springfield Illinois Since the purchase of the home the master bathroom toilet does not flush at allAlso, some of the electrical outlets are broken and upon removing the outlet cover to paint the actual outlets were brokenIn addition to that, when I called Ameren to turn on the gas there had a flag on the house for improper ventilation that had been open since that was not reported to me B Safe told me that everything in the house was satisfactory and at this point I am questioning the competency of the inspection

Termite inspection performed and blatant termite damage left unreported
On 10/27/15, I had a home and termite inspection done to a home I was trying to purchaseDuring the report process the inspector showed me previous termite damage and repair to said damage that was existing in the basementHe also stated at that time that all damage was taken care of and that everything looked dead and had been that way for a substantial amount of timeWe signed papers and moved in in DecemberFast Forward to April and the weather gets nice and my girlfriend notices a LARGE amount of small black bugs in our living room coming from the baseboard and what appears to be the basementI had to call a Pest Control Service to inspect the house and they quickly found VERY BLATANT and extensive damage caused by termites in the basementThe Pest Specialist stated that the damage had been there a long time and a concerned inspector should have noticed the damage and had it been his company performing

Yes we did a inspection and a Termite inspection at *** *** *** Illinois -Inspection Date: October 27, The following is taken directly from the *** inspections:
IT IS RECOMMENDED THAT ANY ITEMS FOUND DURING THE INSPECTION TO
BE MARGINAL OR POOR, BE FURTHER EVALUATED BY A CERTIFIED PROFESSIONAL IN THAT AREA
Joist: Solid Wood
Conditions: Need hangers Joists and/or headers need metal hangers at their ends to help prevent twisting or displacement
Joist repair needed A floor joist is damagedWe recommend a qualified contractor further evaluate and repair or replace as necessary
Comments: The joists along the stairs do not have joist hangersThis is typical for the ageSeveral joists have been reinforced due to old termite damage, but the boards that were used for the reinforcement do not span from the wall to the beamThe joists under the utility closet and several joists along the West wall need to be repaired and/or reinforcedRecommend a qualified technician further evaluates and reinforces, repairs and/or replaces as needed
Rating: Marginal/Fair
Beam: Steel, Solid Wood, Buiwood
Comments: There is old damage to the solid wood beams, but areas have been reinforcedThe load capacity of the beam is beyond the scope of this inspectionRecommend a qualified technician further evaluates and reinforces, repairs and/or replaces as neededSee the picture on the next page

There were also photos of joist and even the beam that is now re-infested with termites in the report*** had nothing furthered evaluated or repairedThere was old termite damage to this home and all had been treated and marginally repaired some time agoThe termites can return when the previous treatment weakens - and termites were not visible at the time of the inspectionAll termite inspections are of what is visible at the time of the inspectionAbout seven months after the inspection when swarmer's appear now it is obvious that there is underlying termitesWe offered to pay for half of the treatment - just to help him out - we stated it can be very difficult and almost impossible to detect when they return in such previously termite infestation damaged wood until they surfaceBut we were not going to pay for any of the beam because we listed it in the report as needing further evaluation and repair by a qualified contractor in the report as listed above
There is no guarantee or warrantee on termite inspections - I thought we went above and beyond by offering half of payment

[redacted] Inspected the home at the above address on June 13th 2017. We found multiple issues with this home and listed them to the best of our abilities. We had multiple electrical issues and also listed venting issues with the water heater and furnace. I would like to address the issues that you...

stated were missed one at a time. If you do not agree with my letter or assessment feel free to contact me on my personal cell phone -  the number is attached to the bottom of this letter.1. The toilet did not flush at all. We flush every toilet several times, then look for leaks etc. Some cheaper low flow toilets do not flush solids very well -  we flush the toilets with water only and do not do a test for flushing of solids. We follow the standards set forth by the state of Illinois. Therefore if a toilet does not flush solids very well that is outside the scope of a home inspection. (If this is not your complaint please contact me on my cell phone number.)2. We check a random of outlets and did not find any issues, except the ones listed in the report (missing bath outlets and missing GFCI outlets). The report does not indicate broken outlets - some outlets can separate from the metal and not be noticeable until the cover plate is removed. The outlet will work - but the plastic parts separates or falls apart when the cover plate is removed - this is something that is almost impossible to detect until the plate is removed as you did to paint. We do not and should not remove cover plates by the Illinois state Home Inspector standards.3. Ameren stated there was a red flag for improper ventilation - I am not a attorney but that should have been repaired or noted on the sellers disclosures real-estate form by the previous owner. We did note this defect is four areas of the report. In the five page list of items listed as marginal/fair and twice in the body of the report with a photo of the improper venting - shown and noted at the "water heater and furnace" section of the report. In addition, a hole was listed as rusted through the metal vent in the roof section in summary and body of report. Our report clearly states anything listed as marginal/fair "IT IS RECOMMENDED THAT ANY ITEMS FOUND DURING THE INSPECTION TO BE MARGINAL OR POOR, BE FURTHER EVALUATED BY A CERTIFIED PROFESSIONAL IN THAT AREA." This is actual size and font from the report and was underlines in the original report. I believe we went far and above on noting the venting issue.This letter becomes an extension of the original report if one was completed and can be considered to be part of the original report.Any questions call (217) 341-0005 (Tim Kearney).
