I have found Bachand Group to be highly competent as a management group and have had them managing my properties for almost four years Over the years, I have been seriously burned by two other management companies, so I was extremely hesitant to try another management firm The owners of Bachand Group listened to my fears and I was assured that with their vast property management experience, they would be able to deal with any issues that arose They have proved this to be true The office staff is courteous and prompt, relaying any information to me in a timely fashion They are knowledgeable on the local rental laws (MN & WI) and make sure that my properties are up-to-code at all times The management crew has been able to deal with any issues that arise, often in the middle of the night, and if it is too large an issue, they'll call in the appropriate people (i.eplumbers, electricians, etc.) to get the job done My statements and payments are always on timeOverall, I've been extremely impressed with Bachand Group as a property management company and I plan on having them take care of my properties as long as they are around I am absolutely confident that they have the property owner's best interests at heart and that they'll go above and beyond to take care of anything that arises

It was not made clear to me that in the event of excessive snow, only homes that were signed up for a snow removal route would be cared forI find it hard to believe that the only person responsible is the one person not aware of the current climate conditionsConsidering the amount of homes needing their roofs shoveled, a more proactive approach involving phone calls to renters would have been expected and appreciatedOnce I was notified of the issue I made snow removal arrangements immediatelyI hired this out to another company as it was not offered to me as an option
My statements about speaking with *** stand as originally stated, although she is probably not a secretaryShe was compassionate and sympathetic I am attaching a string of our emails which shows a portion of why I am confused as to why this is still an issueShe clearly outlined to me that they (Bachand) were able to hold the renters responsible for the damageShe told me that there were times they (Bachand) would provide the labor at no cost to fix a bad situation or help outI told her that I had no one else there I could call on to help me out....that my only child who still lives in the area is currently deployed in Afghanistan and between starting up a new business and the stress of worrying about my daughter is more stress than I can takePerhaps she gave me a impression but at the time I believed it and it made me feel better a short timeThe emails also show how long it took to put together an "estimate" for the workThis came through in the last email dated 5/22/14, nearly months after the original notice of the water leakPer my original talk with *** and the contract I have, it states in article that Bachand "will make or cause to be made all ordinary repairs and replacements necessary to preserve the Property in its present condition...." and they need to "secure approval for any expenditures in excess of $0"This is something I questioned *** about prior to signing a contract, that repairs would be made and taken care of in a timely fashion and that they didn't need to wait on us for approval to keep it up to livable standardsRegardless of needing approval or not, the emails will show that I offered to put a card on file at Home Depot to pay for materials. I have received phone calls from *** (I presume to be a manager) of which he left a message for me, 5/and 5/but has not returned my last callThose must be the combined "several" calls mentioned
I do not expect a visual inspection of my property on an ongoing basis, but I also resent the implication that my concerns are trivial and bothersome. I hired Bachand BECAUSE they have so many units and were recommended by people I know and trust, and because they took the time to send someone to meet with me at my home to go over some of the ins & outs of home rental. Clearly my home repair issue has fallen through the cracksI am a concerned and frustrated homeowner who would like to know that the company I hired is doing the right thing

As a follow up response to the latest reply from our previous answer regarding complaint ID *** please see below
As to the comment that we are addressing portions of and not the main point of the complaint our reply is that we were simply addressing the points raised against us. In every response to date we have addressed the main point as well in that we contend that we did fulfill our obligation and manage the property as agreed. We informed the owner of the issue, visited the site, assessed the damage & submitted a bid
We were not suggesting that any of the damage in question was or is the result of the roof being shoveled and its subsequent damage. We were simply backing up the point that it must be done by a knowledgeable contractor
The tenants contacted our office and informed us that they wanted the issues with the home fixed or they were going to leave. We visited the home, submitted an estimate for all necessary repairs and informed the owner of the tenants request. The owner informed us that they were going to sell the home and for the tenant to start looking for another place to live. We updated the tenants and they asked us to search our inventory of available units to assist them in finding a similar property that meets their needs
Overall, our employees are well versed. I have found no evidence that the employee the owner refers to ever stated that we would “help” with the labor. She only participated in an email conversation about the potential liability of the tenants. She was “counseled” that because the tenants were not responsible for shoveling the roof there was no negligence and therefore could not be held responsible for the water damage.
The final point in the latest response from the owner is that something has changed in that we require approval for any non emergency work done. It is clearly stated in the management agreement that any work over $must be approved by the owner; an amount that is discussed, agreed upon and filled in at the signing of the contract. This item is filled in at signing as we have owners that want everything approved and others that only want to be contacted if it exceeds a certain amount. We consider sewer backups, no water or no heat to be examples of “emergency” work where prior approval is not required
This whole situation is unfortunate and we wish the owner the best of luck with selling the house

Yes, the previous management at ***.*** had some issuesWe took over managing this site last monday and are weeding through these problems as we speakWe have been contacting everyone that had orders in the system to be sure they still need those orders before we ship themThis

This particular property was not on our snow plowing list as it was the responsibility of the tenant to plow the drive way and shovel the side...

walks.  Removing snow from the roof was not listed in their lease and the tenants were not responsible for this type of service.  Snow removal from any roof systems is handled just like maintenance and scheduled only upon request and after approval of the bid amount. 
 
We notified the owner on March 6th (Thursday) that there was a water leak at the property; we concluded that the snow needed to be removed as it was more than likely the cause of the leak.  We could not get anyone out to the property to remove snow until Monday of the following week.  Roof snow removal is a service that only surfaced this year due to the amount of snow fall in the area.  Our staff is not trained to do this properly so we subcontract out this type of work.  The owner decided to hire another company to remove the snow.
 
I am not quite sure where these statements came from, “I have followed up several times and get a lovely property management secretary who tells me that she has asked the owner several times to take care of this, and that she thinks the renters should cover the damage or that she believes Bachand Group should provide labor.”  Everyone in our office is well versed on what is included in our standard lease.  As I stated above, removal of snow from a roof system is certainly not included.  After the snow was removed we went to site, prepared a bid and are awaiting approval before beginning  the work.  She has requested to talk with the a manager in our office.  Combined they have left several messages and yet to receive a return call.
 
Given all of the above information I don’t see any basis for believing that we or the tenant have any financial responsibility for this issue.  We manage well over 1,000 units and it is not conceivable to visually inspect every unit on an ongoing basis.

Everything went smoothly from start to finish. The staff were very professional. If I needed a maintenance issue resolved it was corrected immediately. The vending machine took my money often but the office would return it the very next day. The building doesn't deal with noise makers and drama queens, if there is a problem they are out. My security deposit was returned within the time frame I was told.
