CAME TO INSPECT HOME, TOLD 2-3 BROKEN TILES ON ROOF. POWER WASHING DONE BY HOA, VIDEO TAKEN PRIOR TO POWER WASHING 30 BROKEN TILES.
POOR INSPECTION OF HOME TOLD HUSBAND 1000 OR LESS IN REPAIRS ON THE HOME.

Desired Outcome

REFUND AND REPAIR OF THE 27 BROKEN TILES

Our owner, ***, did the inspection on 10/16/18 at 9:30 AM. At the time of inspection, he notated 2-3 broken tiles and the valleys and crickets of the roof were clogged with leaves and plants. At this time, he estimated $250-$300 in repairs which was told to the buyer. The buyer of the property ended up purchasing the home. 4 months later, on January 16, the homeowner sent us an email saying that there were many broken tiles that were mentioned by her pressure cleaning company. We got back to the homeowner the next day, after the owner took a look at the file, and let her know at the time of inspection, there was no evidence of all of these broken tiles and even provided multiple scope photos of the roof showing what we saw. Usually, when getting a roof walked on or power washed, we see tiles breaking or damaged. Unfortunately, we did not cause this damage or miss this damage, which is clearly notated in our supplemental photos. We offered to assist the homeowner in finding a licensed roofer to fix her damaged roof, but she is wanting a full refund of the initial inspection fee AND for us to fix her newly damaged tiles. The homeowner bought a pre-owned home and any damage or issues that occur after the inspection, especially 4 months after, cannot be our responsibility. We believe we are being more than fair. We cannot fix issues that occur 4 months after an inspection even with proof these issues were not evident at the time of the inspection.

Power washing co showed us prior to washing the roof the cracked tiles (30) they indicated it happened after the inspection. In 2 months time and no hurricanes or severe weather I find that hard to believe

We completely understand that it is shocking to purchase a home and then have issues with it, but we cannot be responsible for something that happened months after our inspection and that we have clear photos of at the time of our inspection. We are more than happy to connect you with a licensed roofer to assist in fixing your roof, but we cannot accept liability for this situation being that we have photos of the roof on the day of the inspection in great condition. The photos do not lie and we have multiple photos, which I will attach again.

First of all it has not been months, as you indicated there were leaves on the roof, it appears your inspector didn't move the leaves to see what was below them, I am waiting for the video of the power washers video prior to washing the roof which clearly indicates the damage as well. It appears you missed quite a bit in the inspection, so it doesn't surprise me you would say pictures don't lie. If you read the reviews of your company on *** it appears allot of other consumers have the same issues with your company. Have bought the house from out of state it seems you work more for the real estate agents then who is paying you to do the full inspection correctly. As far as your referral, not interested, if they work like you do, I would be in the same problem again. I have a roofer coming to fix all 30 broken tiles for the cost of 500.00, either pay for the inspection I paid you which was not worth it or pay for the roof to be repaired.

Obvious polybutylene pipes not cited on 2nd inspection after plumbing work.
*** from Big Dog Inspections came to *** SW *** Ct, XXXXX on 7/19/2018 to preform a home inspection for a home purchase. During the inspection, polybutylene pipes were noted. PMS plumbing gave a quote to replace and completely bypass all the polybutylene pipes and a date was set. *** came back to the property on 8/10/2018 to inspect the work and issue another 4 point inspection that was submitted to home insurance company. While inspecting the plumbing work with *** it appeared there was still many active polybutylene pipes pipes, but *** still provided me with a new "clean" inspection. I did not feel comfortable moving forward, so I payed for *** Plumbing to come to the property on 8/16/2018 to inspect the work and give me another quote. The plumber found many faults with the work and provided me with an estimate that includes "removing all poly & PEX piping out of home". I have both inspections provided by Bad Dog Home Inspections, LLC, multiple pictures showing active polybutylene pipes after the date of inspections and both estimates from the plumbers.

Desired Outcome

A refund in the amount of the inspection, $450.00. A true, honest , 4 point inspection, dated 8/16/18 that indicated active polybutylene pipes. An explanation of why polybutylene piping was not mentioned on the 2nd inspection. How can the public have confidence in your company if it is willing to write inspections like this, when there is obvious photos and other professionals stating different?

our licensed Home Inspector, completed the initial inspection on this property on Thursday 7/19/18 at the cost of $450. At the time of this inspection, he noted that there were polybutylene pipes in the home. The realtor, ***, then provided the buyer with a her recommendation for a contractor to come out and fix this. The buyer then had the contractor do the work for them and gave us a call for *** to come back out to revise the 4 Point Inspection, after the work had been done. This inspection occurred on 8/10/18 at the cost of $75. At the time of the inspection, there were open walls in the property, which allowed *** to see some of the piping. We cannot view anything that is behind a wall, as part of our agreement states that we cannot cut holes in walls or remove anything to view items. noted that the contractor "bypassed the old polybutylene with new PEX piping" in this report. The buyer paid $450 for their initial home inspection, where we noted the polybutylene and then $75 to revise the 4 Point after the work was done by the contractor. There were absolutely no faults in the initial inspection that would warrant a refund. If the buyer is contesting the 4 Point Revision, we would be open to discussing this, but they have not reached out to us.
