This is our formal response to the complaint against our company, you will find from the evidence attached this claim is false We have been harassed constantly by the tenant and his family members, our staff does not deserve this aggression We have followed the correct legal process with this tenant, he was informed by letter and a certified letter was sent as well(attached) To be kind as we do for all our tenants we gave more than days notice not to renew his lease His lease ends 4/30/and he was sent the first non renewal letter (attached) in February and has called us numerous times refusing to vacate the propertyThe stove was new upon the tenants move in and the apartment was also in excellent conditionAs you can see from the attached picture the stove has never been cleaned nor its surroundings which is not our responsibility The tenant had to pay for damages at his previous rental for the “state” he left the stove and kitchen as well, we have the records as well(holes, dirt, never cleaned etc) We have contacted the tenant by phone and certified letter which by law is the correct process of not renewing a lease, we will no longer tolerate the threats or aggression towards our staffThis is not a personal issue, the tenant has been treated with respect and fairness regardless of his behaviorIf the tenant refuses to vacate the property we will unfortunately be forced to initiate the eviction process, hopefully it will not come to this! In this circumstance the tenant con 3/22/called the office to report to the sink/garbage disposal was leaking and garbage disposal not workingOur plumber headed to the property and found that the disposal had broken due to plastic and to be honest a lot of misuseThe plumber put in a brand new disposal and also cleaned all the lines sink/dishwasher/disposal to assure no debris or old garbage would cause future issues On 4/3/we receive a call that the disposal was not working again, our plumber visited the property to find a new piece of plastic was in the disposal and because of the size had stopped the disposal from working(please see attached picture of plastic) Our plumber removed all the plastic pieces, new garbage and blockage, then he reset the load switch on the disposal to properly work againThe charge to the tenant is justified as stated in our lease that the tenant signed The tenant was also recorded on our office line cussing and screaming at our receptionist, at no point in the conversation the receptionist raised her voice or was disrespectfulWe stand by our work and the claims against us are completely falseThank you, Bailey Property Mgmt

Good Morning,Unfortunately, this situation has been turned over to our lawyers for eviction as well as Louisville Deptof Codes and RegulationsThe tenants have violated their lease by having illegal dangerous pets without our knowledge or on the lease, not paying rent, NOT letting us
enter the property for repairs, harassment of neighbors and many more violations of the lease. The tenants claims have been found untrue by Metro Codes and Regulations and the wall surface that Metro said to fix was not there before the tenant moved in but regardless we have attempted to repair the wall on different occasions but could not enter the property due the dangerous pets and refusal by the tenant to let us enterThis unfortunate situation is untrue and upsetting as we always give people a helping hand in renting from us and take great pride in happy tenants. We have made every attempt to fix the situation but we must follow the laws and respect our other tenants in keeping them safe. Thank you

Ms*** *** was correct in the fact that we did have an Apartment at*** *** *** ** on notice to vacate but the resident chose not to vacate because her lease was not up and the cost to break her lease was not something she could afford and chose
not to move but to fulfill her lease until the end of July this yearMs*** was offered a ready unit at*** *** *** ** with new floors same square footage but without the patioShe chose not to take it because she wanted the patioWe did refund her deposit but we could not refund the application fees because of the cost to run credit, criminal and to verify her informationWe also offered to not charge her another application fee if she chose to wait until we had another unit available that had the patioShe refused to accept any other optionsI am attaching her and her *** applications where it states that the application fees are non-refundableWe as a company strive to make our current and future tenants happy but unfortunately we cannot meet everyone' needs or wants

*** *** was provided with a criteria he signed on 8/13/15, he was denied per that criteria after running a credit and criminal report he was told that he was denied per our criteria and that I will mail a letter to his address provided where he can get a copy of his credit report for free to

On March 22 2018, the disposal was fixed due to lack of not being repaired in the past. The plummer stated  that in the past it appeared to have been glued together. The first call was in no way shape or form any fault of us. Lack of fixing it correctly in the past was the reason it was leaking,, stated by the plummer. At this point the disposal was still working properly aside by the fact that it was leaking.  As far as plastic in the sink causing the disposal to stop workin after the new disposal was placed,  is true. The blue plastic piece was in the disposal, but if they had to sent a plummer out to reset it for the issue why should we have to pay a $64 fee? As we could have not reset the disposal on our own as it had shut off due to the plastic and would not turn back  on, also causing the dishwasher to back up ans start to over flow. No previous complaints from the tenant in the past 9 months had been fixed, back yard spicket leaking a lot, We ended up fixng it on our own, my dad,  and front door not closing properly. No paper trail is available because calls were made to the propery managment team and we were told they would put a work order in, but never did. The plummer also noticed the front door was not closing properly and stated that he would fix it when a work order was put it. Right as he left I called Bailey Property and Lindsey said she would put in a work order, but never did.
