OH 44115-2408 Re: I.D. [redacted]                                            Friday, September 18, 2015 To Whom It May Concern, Successful resolution only happens when both party's reasoning is done with above all things, honesty. For this reason I now know it Is not possible to come to that conclusion with the [redacted]'s. Just for the record I did not say that we were perfect, no in fact some of the things that happened at the [redacted]'s that was done by this company were in fact poorly done, I have apologized and attempted to come to a reasonable compromise with the owner, but she has other motivations. Here is what I know, The broken water line to the refrigerator: this issue was in fact brought to her attention before we even moved the refrigerator, it was leaking on the floor and our installer took photos of it (still have) and told the homeowner that It needed fixed because it will damage the new laminate we are putting down, she told him she would have her husband fix it. The heat vent she mentions was in fact covered by us, what she falls to mention was that our technician told the owner that we can find where the vent was, cut the hole and Install the vent, she(owner) told him not to bother, that there were two more vents in the room and that room stays hot in the Winter anyhow. She speaks in detail about her furniture, there was almost no furniture In the room when we started the job, as the job progressed so did the amount of furniture that was brought into the room by the owner and every time we needed to move furniture we either moved it with the air sled or had two people move It, In fact she (owner) was that other person who helped move the contents that she kept bringing back into the room and we still hadn't put the floor in yet, makes no sense to me why anyone who wanted to protect their home would do such a thing. I have photos of when we started the job when the room was almost empty, as we progressed the items multiplied, photos of that as well. This does not bode well with trying to install a laminate floor and moving an increasingly growing amount of furniture. p.2The paint job she speaks of I do agree from what I saw in the photos was not well done, I however removed all of the painting costs from the estimate, but that was not to her satisfaction. The uneven floor she speaks of was an old rubber backing from an old glued down carpet which in spite of what Mrs. [redacted] is saying was not part of the insurance claim, we were not getting paid to remove It and whoever installed the laminate prior to us also did not see fit to remove it. She also mentions an arbitrary number for the laminate pricing which she knows little to nothing about, In her complaint letter she mentions the dollar amount of $ 1,500.00 for the laminate flooring, what she fails to mention Is the pricing from Xactimate (which is the estimating program we as well as Grange uses and the number she Insists on using which includes the pricing with labor and materials to remove and replace the flooring, so .92 per sf is for removal and 2.50 sf for labor to install Is figured Into that cost, so the $ 5.88 sf the insurance company was allowing for the flooring allows for $ 2.40 sf for material allowance, based on her choice for flooring she was spending $ 461.96 for flooring (we have a copy of the receipt which we paid) for 300 sf which comes out to $ 1.53 per sf, this Is .87 sf under her allowance or $ 261.00 in her favor, she would lead you to believe in her letter that we were trying to come away with almost $ 1,300.00 for work we hadn't done when In reality I had already made allowances for the difference when trying to reach a compromise with her, but it was simply not what she was looking for. She also makes It sound in her letter like she took care of the floor. Mrs. [redacted] insisted I redo my own estimate and stop using the adjusters estimate, but she continues to use those numbers. I had tried explaining to her the reason that I was committed to the adjusters estimate was to protect her from any additional charges. this was not acceptable to her so I did my own estimate per her request which I forwarded to her, my estimate was higher than the adjusters and it was based on the work that was done, so I don't suspect anything will come of that estimate. The adjusters original estimate was $ 5,110.19, I subtracted out $ 1,349.76 which also included an additional $ 200.00 in an effort to try and resolve this issue. One more issue I would like to bring up, both Mr. and Mrs. were concerned that we were installing laminate flooring over a floor that to them appeared to be wet, I wanted to address their concerns So I personally came to their home with one of our moisture meters and tested the floor, I did this with Mr. present and showed him that it was not wet, there were stains on the floor that could be mistaken for being wet but if someone shows me with equipment especially designed to detect moisture, It would alleviate my fears and I would move on, unless of course I had other motivations and felt It necessary to mention an Issue that had previously been resolved unless I wanted to portray the contractor in a different light. p.3I have sent the accurate bill based on my numbers (per her request), this however will not translate into payment because as I previously stated to her, my pricing is not the same as the adjusters, you request a different Invoice from me it will not be the same, she did not want to hear that. For someone to come out and repaint that room will cost no more than $ 150.00, to cut out the hole for the register will cost no more than $ 100.00-if it gets done at all and the difference In the flooring is approx. $ 250.00 not $ 1,300.00 which she would lead you to believe. I have backed out the price for all of the painting, most of the trim, the difference In the flooring, all of the content manipulation, not to mention their failure to pay For the roof repair. I also find it odd that when we left the job on the final day not one word of hostility was spoken, not one attempt to have us come back to try and make things right, Just — I don't want them back in my house and it went on from there. To date we have collected S 2,500.00 on this claim she was paid $ 5,100.00, there is no way that you could justify holding onto over S 2,800.00 for the issues they Identify as worthy of such a claim, this also includes a roof repair which we were not compensated for to the tune of $ 225.00, to me the writing is on the wall. It Is not always the contractor who is trying to find an angle in a less than ethical manner, I for one am glad we at least received the $ 2,500.00 up front or we would have been fighting for even more money. I believe that to this particular person there is only one resolution to this matter and she has clearly stated it In her letter to you. Regards, Daniel S. Baker President
