Good Afternoon, Our response to the complaint identifies good reason that we can not with hold the previous tenants deposit based on that there were no damages beyond wear and tearI see that the owner has chosen to file other forms of complaints to the licensing commission and possibly the courtsIf this is true, it is best to allow them to determine the best outcome in the situation rather than going back and forthThank you for your consideration in this matterSincerely, [redacted] *** %

Mr*** did not act in due diligence on this issue of properly identifying areas that were in tact when the previous tenants left and what the most recent tenants did in damages His claim about the stove is and the drive way and back porch area is visibly damagedEven the rotting wood in the guest bathroom from a leaking toilet that the tenants did not report to us so that repairs could have been made Not to mention that I have proof that the tenants wanted the whole house painted a certain color...I did so and the hideous patching paint job of the tenants requires that most of the areas be repainted Burns on the carpet that *** knows WAS NOT there when these tenants moved in
I cannot in good faith recommend this company to potential clients and warn owners that in doing business with them, this is an area of concern that should be noted I have a right to make a complaint if I feel that services were unreasonably not performed by the company and in this case, I assert that even with the walk thru done with his assistant Ms*** *** by a licensed contractor who has worked on this property since 2011, they refuse to come to some kind of agreement that is fair to me the owner to help restore the property Not to mention the damage to the front yard landscaping from their cars in the driveway that killed some of the beautification Mr***'s refusal to even offer a portion of the deposit to help may be based on some issue that could be personal in nature The previous tenants are on local TV, maybe they have garnered other business from them in return for their full deposit Hence, I would like the licensing board to take a look at my complaint as well, they may be more objective.Regards,*** ***

Good Morning,
As Mrs.[redacted] has mentioned, we have managed the home for the past 4 years and have put two great tenants in the property that have never been late on rent and have taken great care of the home.  Being a landlord is not for everyone and that is why managing...

rental properties becomes difficult at times. We have walked through the home on several occasions and these past tenants left the home in very good condition. We manage over 200 properties and have been in business for many years and we have to take our experiences and determine normal wear and tear as well as looking at the life of certain items such as paint and carpet. We carefully looked through the owners contractors list of repairs and evaluated the home from before move in compared to after move out and there are no items that are beyond normal wear and tear.  We knew we had to be on pins and needles through this process as the owner started mentioning the deposit shortly after the tenants moved in.  
In response to her desired settlement:
Cleaning of stove - We cannot pinpoint the stove being dirty was all from this tenant. The stove was not filthy. Her complaint was the oven door being dirty and how it would take 3 hours to clean. The brown streaks in the glass was between the 2 pieces of glass of the oven door. This cannot be taken apart and cleaned. 
Pressure wash of oil stains in driveway - Mrs. [redacted] stated the HOA complained the the stain. We ask her for a copy of the letter she had received and could not provide one and did not feel it necessary to provide one. 
Replacing of laminate around half bath toilet -  Again, we cannot pin this leak to this tenant. We cannot determine how long it had been leaking or if leaking was the issue. The floor was dry at the time of inspection and the tenant said he never noticed it being wet there.
Paint - The tenant patched and painted his small areas of where he hung pictures which of course is allowed as per the lease. With fresh paint and paint that is 2 years old, it will look different. One of the biggest concerns of the owner is where the previous paint color was coming through the walls. This was where her contractor, who painted, needed to put 2 coats of paint on the walls instead of one or didn't prime it. 
We had no involvement in the previous tenants purchasing a home and have no outside or further relationship with the previous tenants. We hate losing business, but in this case it was best for us give the owner notice that we needed to part ways and suggested she move back in the property as she just isn't the right fit for having a rental property.&nbs
