Response to complaint of return of security deposit: Resident [redacted] moved out of the apartment on 4/30/ The onsite manager and Regional Manager did a walk through of the unit with [redacted] and stated that the $security deposit would be charged for cleaning of the half bathroom floor (there were bugs and hair on floor) and for the stove (oven was not clean)(Photos are attached of the bathroom floor and stove) [redacted] then yelled at both managers demanding the return of full security deposit The following day, the Regional manager discussed this situation with the Operations Manager (Kris N.) and it was determined to return full deposit to avoid any more verbal confrontations Since it is still well within the time frame permitted by law that Landlords return or give a disposition of the security deposit within days of the date of move out, only the full security deposit of $will be returned not $as demanded by [redacted]

Balanced Property Solutions responded stating that they take absolutely zero responsibility for the lack of maintenance done on the facilities that we rent from themNot only are they not willing to comp my business for time lost due to negligence on their part, they are unwilling to even pay to fix the damages, expecting my business to pay for damage, and emergency board up caused by maintenance negligenceThey stated also that no phone calls were received, I have witnesses that can state that I called times over the course of hours to the emergency phone number given to me by the property managerIt is not my problem that they decided not to do their jobBalanced Property Solutions has no solutions but to blame the consumer, and certainly can not manage properties efficientlyThe entire parking lot is crumbling, door hinges are corroding completely through, and somehow that is the tenants' responsibilityWe will be moving out before the roof leaks, because I'm sure that will somehow be our problem too, and I know they won't offer to replace or compensate us for damaged inventory.We are expected to pay for everything as if we own the property, but if I owned the property, it would not look anywhere near as poor as it does.I expect Balanced Property Solutions to at least pay for the repairs to the buildings they "manage."

Hi, Regarding complaint #[redacted], the lease (please see attached) for the tenant clearly states that the tenant is responsible for all maintenance concerning their space including, but not limited to the entry/exit man doors.  Our manager states she did not receive any emergency calls...

from the tenant.  To that end,  our records indicate that no calls were received at our office number (513-351-1412) as all calls to our office number are recorded or on our manager’s cell phone (513-317-4173) as we receive a print out each month listing the calls received for this number.  Nonetheless, this work is the responsibility of the tenant and not the owner/manager. Thank you,  Josh H[redacted]  |    Principal

Dear Revdex.com, I have attached Teresa C[redacted]'s (Regional Manager) timeline below in regards to contact with the tenant – [redacted]March 3, 2017 – Took over Management for [redacted]March 6, 2017 – [redacted] called regarding issue with her unit – I told the tenant that I...

would give her a call back after receiving the files from [redacted]March 9, 2017 – Picked up files from ** [redacted]March 13, 2017 – Contacted ** [redacted] for list of items that were not completed in [redacted]’s unitMarch 17, 2017 – Put in work request for our maintenance staff to have all items repairedMarch 17, 2017 – Contacted [redacted] to let her know that maintenance would be there 3/17/17 to take care of the issues.March 17, 2017 – Ask tenant to come to my office to sign [redacted] paperwork, tenant came on 3-19-17 signed paperwork and put it in my mail slot.March 20, 2017 – Contacted tenant to let her know that I received the [redacted] paperwork.March 19, 2017 - [redacted] signed [redacted] paperwork.March 30 2017 - All paperwork was turned in by mailing and emailing to [redacted]. A copy was delivered to [redacted] personally. Regarding pest control:  we have had [redacted] treat the premises.Regarding stove:  the maintenance staff has solved this issue.Regarding rust in bathroom:  we will contact [redacted] to confirm what is needed on this issue.Regarding Rent Payment due:  this was on [redacted] paperwork that was delivered on 3/30/17.

It is not my problem that they decided not to do their job. Balanced Property Solutions has no solutions but to blame the consumer, and certainly can not manage properties efficiently. [redacted] then yelled at both managers demanding the return of full security deposit.  The following day, the Regional manager discussed this situation with the Operations Manager (Kris N.) and it was determined to return full deposit to avoid any more verbal confrontations.  Since it is still well within the time frame permitted by law that Landlords return or give a disposition of the security deposit within 30 days of the date of move out, only the full security deposit of $750.00 will be returned not $1500.00 as demanded by [redacted].
