To Whom It May Concern,

This is in reference to Revdex.com Case # [redacted].  The room that The Guest stayed in is room [redacted].  We had the room inspected by [redacted] A certified company. Please be advised that there is no Bed Bugs found in the room by [redacted].  Attached is a copy of the inspection report.

The guest came to the front desk and complained that room [redacted] was infested with BED BUGS, that her sister was bitten. Front desk apologized and offered to move her to a different room. On her way to the other room, while in the elevator, guest complained that the BED BUGS were jumping out of her luggage. They asked for a plastic bag so they can put the luggage in it. The guest said that she was concerned that her mom might take it back to the nursing homes and that they did not want to do that.  We called the guest later to inform them that it maybe a good idea to look for another hotel for the safety of their family since she felt that the hotel had BED BUGS. We told her that there are plenty of hotel options in the area. Guest said that I will need a court order to make them move. I said that I really do not want to call the police to ask them to leave but if I had to I will. The police came and asked them to leave.

The guest made it clear that she was worried about BED BUGS being present in the hotel. Because of their concern, we felt that it will be better for them to go to another hotel for the safety of their family.

We are requesting Revdex.com to not post this complaint because a CERTIFIED [redacted] did an inspection and found NO bed bug activity.

Sincerely,

Not available for showing of rental property. This company advertised a house for rent in Raleigh. I asked for a showing on the weekend, and was told they had no one to show it on the weekends. Said they only showed properties 8 - 5 Monday through Friday. Most people work 8-5! Then I tried to schedule an appointment on Friday at 4:00 p.m. and was told that she had appointments on Friday afternoon, but would be available 8:30 - 2:30. then I tried to schedule for Friday, 2/14 at 4:00 p.m. and was told that she was off that day. Then she said she could meet me at 8:00 a.m. any morning!! My son and I would be renting the house together and he is usually at work at 8:00 a.m. and I have to be at work at 9:00 a.m. I told her that I was not available any morning at 8:00 a.m. In other words, she was unavailable to show the property when I was available. I do have a real estate agent and she was available to show me properties when I am available. Thanks.Desired SettlementJust want them to know that if they are not available when the client wants to see the property, they are going to have trouble renting it.Thanks.Business Response Contact Name and Title: [redacted]Contact Phone: XXX-XXX-XXXXContact Email: [redacted]@ballrentals.comI'm sorry we could not accommodate Ms [redacted], we are a very small Property Management company with only one person available to show properties. I already had appointments scheduled with other prospective tenants at different locations when she was available to see this particular property,I offered several options for Ms [redacted] to view this property but none worked for her.

Personal property being affected negatively by voluntary negligence of neighboring real estate investor.I have been a home owner in Garner for a little over 3 years. I have become a proud citizen of this town, and have come to love this town much more than I ever expected. The back side of my property sits against the side of a row of condos owned by Ball Rentals, LLC. On the other side of the backyard fence is a row of evergreen trees that act as a "barrier" between our two properties. These trees are 50-100 feet tall. 2 years ago I noticed that erosion is quickly jeopardizing these trees as there is a drain and tons of water run off on the other side of them that is causing them to lean significantly in the direction of his rentals. I have called repeatedly over the past 2 years trying to reach the owner without ever receiving a returned phone call (from [redacted] or [redacted]).With the recent inclement weather one of the trees has fallen onto the end unit condo and torn a section of my fence out of the ground. Many other trees are leaning very significantly and look like they wont be far behind. I am less concerned with the physical damage to my fence, and am more concerned with the preservation of these trees as a barrier between my property and Ball Rental's. It will significantly affect my property value if my backyard looks directly down on to condos and parking lots. I wouldn't have purchased this property if that line of trees wasn't there. All of that aside, there seems to be a conscious lack of preventative maintenance from this company. A tree just fell on one of his condos and the company has been warned by myself for 2 years. Luckily it looks like very little damage was done to his condo, but I spoke to the tenant who said it scared her son badly. As a real estate agent myself I cant imagine dealing with a property management company that was less than concerned for the physical well being and safety of its own tenants, with plenty of warning.I spoke to the self proclaimed "maintenance man" this morning when I saw him looking over the damage. When I suggested that a retaining wall should be built and dirt brought in to level the soil the trees are in I was told that there was nothing that could be done and if "I didn't like it that I should move out of North Carolina". My own construction experience here in NC strongly disagrees...I called their office again this morning and spoke to [redacted]. Once again [redacted] was unavailable and I was treated as a nuisance rather than a neighbor trying to find a mutual resolution.Desired SettlementA good first step would be hearing back from Ball Rentals, LLC. Second would be getting a contractor to come out and resolve the issue (its not a complicated one, its maintenance that all property owners have including myself)I will pay for my own fence, but I don't want to do that just to have it torn up again, again, and again.Business Response The trees referred to in this complaint were indeed planted as a buffer between [redacted] and its neighbors. Mr [redacted] has complained for 2 years about the trees, I have a professional landscape company who constantly monitors this site and has looked at the trees after numerous complaints from Mr [redacted] and found no problems with these trees. Mr [redacted] idea for a retaining wall and loads of dirt will be costly and will negatively impact my property. I have spoken to my tenant at length and feel Mr [redacted] got the wrong idea about my concerns for MY tenants. I do not feel this complaint has any validity. I do not conduct any business with Mr [redacted]Consumer Response Thank you for taking the time to acknowledge me, 2 years later. As a neighbor I have been trying to inform you that your "professional landscape company" seems to not be so professional if they are finding no problem. The problem is not the trees, the problem is a lack of preventative maintenance to keep the trees from eroding so badly that they are all falling down. What is the point of planting a buffer of trees if you are just going to allow them all to fall down (due to negligence)? Yes property maintenance can be costly, but that is part of responsible property OWNERSHIP. I would expect someone in your line of work to understand this. I realize this isn't your personal home or else I am sure that you and your "professional landscaping company" would have a far different opinion of the situation. But your business and property is affecting MY home. A retaining wall would in no way negatively impact your property, in fact it would only preserve this buffer and prevent harm to your neighbor's real estate and possibly even your own. My complaint has complete validity, and I have taken many pictures which I will work on uploading to demonstrate the validity. You have already acknowledged that I have been trying to reach you for 2 years. That is completely unacceptable response time for any business of any kind (especially if you cared about your neighbors and how your business affects them). By the way it is [redacted] not [redacted] and it's displayed right at the top. Attention to detail can also be important.
