I am responding to a complaint we have received from the Revdex.com via the mailThis is complaint # [redacted] , filed on 12/6/I just tried to go online but found I had to establish a presence and password first and the site said it may take two daysI want to respond to this immediately upon receipt so I am sending you this faxThis particular complaint is an unfortunate situation for this particular tenantWe did have problems with this family in regard to care and cleanliness of this home that they rented with Ballard HillI just researched the history and they have been renting the same house since and every year their cleaning bill was excessive and there was damage to the house in a few of those yearsWe had to write to them one year because we had to deduct an excessive amount from their deposit and had to explain why, it was due to abuse of the house and propertyThis year we received a report from the cleaners who are a husband and wife team who clean and care take the homeThey had to report that this is the last year that they wanted to clean up after these folks, they had had itThey care take other properties for this same owner, two of which are rented with Ballard Hall, none of which see this type of abuseWe did send an annual, very general email , stating that the property contract was in and we were beginning book, please call if you are interested and we will see if your dates are availableIn the meantime, we had another long term tenant request a month , part of which was the complaint filers timeAfter review of her history and the report, we decided to give her time awayWe should have taken her from our list of tenants for the house and I should have personally written, but I did not and this is indeed my errorOne of the most difficult aspects of operating the rental business is having conversations with tenants who do not care properly for the property they are rentingI struggle with this because these are grown adults, with families , who will not own up to the responsibility & care of someone else's propertyWe work with thousands of people every summer and had just people who we had to note as badUnfortunately this person was one of thoseMy business is very important to me and I am taking this complaint very seriouslyour integrity is of the utmost importance and we pride ourselves in our passion for fairness and honestyWe have been in the business of the renting and selling homes on Block Island since and I managed the vacation rental business at [redacted] on Block Island for years prior to thisI started at [redacted] 's in Thank you

I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # ***
The person responding to this complaint makes several references to notes and reports regarding the state of the rental property. If decisions are being made about our ability to continue to rent the property (or other properties they offer) based upon such documentation, I do not see it as an unreasonable request to receive a copy of such documents. If, as is stated in the response to the complaint, there is documentation on this I respectfully request to receive a copy of it.This is a "rustic" home by Ballard Hall's own description. Upon our arrival each year, many things were broken. This includes the futon, window screens missing, broken window handles, and a deck without a railing. My husband actually lost his balance and fell off the deck one year, resulting in a permanent shoulder injury. We did not complain due to the fact that we knew the house was not in top condition to begin with. In retrospect, I realize we should have reported everything as I'm assuming we are now being held responsible for damage that was not our doingI am a school principal and my husband is a professor. We are hardly irresponsible individuals. Our two children have cherished every year we have been fortunate enough to stay at Seawatch. Our entire family is absolutely heartbroken about this whole situation. If we did something wrong we will take responsibility for it but if we aren't told there is an problem, are invited back for our seventh summer, and then are told after the fact that we have been flagged suddenly as "bad" renters, I just have to question the integrity of a business that would treat people this way.Regards,
