We have been working with our previous resident on a resolution to this disputeThe charges and their descriptions stated in the complaint are correctly statedThe confusion regarding the final utilities is due to the bills being paid in arrearsThe previous resident moved in at the beginning of November and the first utility bill was not charged up until the end of DecemberWe have provided copies of the utility bills with dates of service, along with a resident statement that lists the utility charges that coincide with the billsWe have already agreed to reduce the fees for their damages by $However, the final utilities and the charges for rent are required per the lease agreement, and are correctly calculated

Our office staff and regional management was in contact with Mr*** multiple times in regards to this disputeWe followed correct procedures and statutes through outMr***'s complaint did not surface until he was charged for damages in the apartmentNevertheless, we
negotiated with him and have had the issue resolved

The original amount of the move-out charges and unpaid utilities was $305.61. The resident's security deposit of $200 was applied to this amount and a bill was sent to the previous resident of $105.61. Since then we have worked with her and have cut her cleaning and painting costs down by $87.70. This brings the outstanding balance owed to $17.91. The previous resident states that we are not working in good faith to come to a resolution of this dispute, but we have made a large effort to come to a middle ground for both parties. We do feel all of the charges were justified, with the exception of the drip pans that were replaced. All residents are also rent responsible through the end of their lease, which is stated in the lease the resident signed. Rent charges were not refunded, but our willingness to deduct some of the charges does show our sincere desire to satisfy this dispute. Our property is no longer owned by the property management company that was in place during the time the resident moved out. I have been in contact with them and they have agreed to remove an additional $26.55 in charges for painting materials. This will remove any outstanding balance owed, and provide this previous resident with a refund.Thank you,
