The complaint is accurate that we did install an egress window in this homeWe installed it approx11-years ago for *** ***’s mom. At the time of installation, I foresaw no problems with the install, however, in retrospect, this window should never been installedLet me explain:
The years around the time we install this window we were in a dry period with the water levels of local lakes and swamps droppingI was unaware that this house was located in a lower swampy areaI received a call from ***k’s wife a few years after we began to have a series of rainy summersThe swamp directly to the side and back of their home had begun to riseI tried on a few occasions to minimize this problem by improving the drainage under and around the vinyl retaining wall and basic landscaping. This helped a little but the rains have been falling in larger amountsWe even recorded rain fall of over 8” in a hour period earlier this summerThe water tables have been risingAnyone can verify this by looking at any lake, swamp, or internet I have recommended to ***k’s Wife (***) on all occasions that I have been there to help them with this issue to do these things1. the landscaping in their side yard removing the brushy trees next to this windowThe tree roots hold extra water and build a small berm to help keep the swamp at bay2. Install a sump pump on the bottom of the window well to pump water out and away from this windowLast time I was there, I even made a low spot in the crushed rock for a spot for this sump pump3. Install a cover over the window well that is hinged and made for this applicationNot plastic that can leak and act as a funnel, as well as hard to egress if there was a reason to get out I do not believe that any of these improvements have been done as of the last time that I had been thereLast time that I was there was about year agoI feel that these home owners should be doing these improvements and then their issues would most likely go away ***
