For your reference, details of the offer I reviewed appear below.Months prior to applying for the loan, I contacted Banc of California and explained my situation to the Branch Manager to check if I was even qualified for a loanHis answer was YES, even went as far as to say that I could 'shop on broadway'I was then coached on what information to provide the bank withOnce the application went into process, every time there was a delay, he started blaming me and became verbally abusiveThe last straw was when the process hit a roadblock, and he threatened to report me as if was giving him a information - this was the information that he coached me to give! I didn't feel safe on how my confidential information might be used based on the previous threatAnd in addition to a very long delay in getting the approval, I had to quit the application.

I want Banc of California to retract or remove the "hard iquiries" made by their agent, Informative Research, in connection to this loan application which I did not apply for

While I am relieved that Banc of California has taken actions to remove the "hard inquiry", which I did not authorize, from my credit reports I am disappointed that they insist that I completed an application for a loan with *** *** does accept applications for loans see my response, in part, to Banc of California's explanation as to why they did a credit check below:
If
you read the “The Terms of Use” *** has on its website it states in
section “Mortgage Loan Request Services” the following “*** DOES NOT
take formal mortgage applications (commonly referred to as Form 1003) since it
does not ever ask consumers to provide any information relating to their income
or debt*** DOES NOT make loans or credit decisions in connection with
loans, nor does *** issue commitments or loagreements
***’s services are only administrativeAny loan inquiry you submit is
NOT an application for creditRather, it is an inquiry to be matched with
Lenders to receive condition loan offers from LendersYou will have to
complete a formal application with the Lender you choose before they will
extend an unconditional offer”. Furthermore,
my “…verbal conversation with…” your loan officer was not an application
for a mortgage loan, in fact, there was never any discussion or other
revelation that I was consenting to give permission to take a loan application
during our telephone conversation. I am disappointed with their response; blaming me for the misunderstandingThey should read the "Terms of Use" posted on the ***.com before characterizing this as a misunderstanding

I got a call from Ms*** *** yesterday, stating that they will indeed refund me on the appraisal fee of $and I should be getting the check in a week or so.I will definitely update you once the check is received, and in the meantime would like to thank Revdex.com for all your help in this matter - I really appreciate it.***

Dear Mr. [redacted],This is in response to your complaint filed May 13, 2016, with the Revdex.com in which you stated dissatisfaction with your mortgage loan application with Banc of California, N.A. dba Banc Home Loans (the "Bank").On July 15, 2015, you were referred to the Bank by [redacted]...

for the purchase of a new home ("Subject Property"). At that point you had already been declined by several other lenders due to the foreclosure that appeared on your credit report with respect to the property located at [redacted] [redacted] [redacted] (the "Las Vegas Property"). The Las Vegas Property was included as part of a bankruptcy action that was initiated approximately four years ago. Although it was unclear why the lender on the Las Vegas Property did not remove your name from the property's title until about 18 months ago, the Bank proceeded to make a portfolio loan which was secured by the Subject Property. It was our understanding that you were extremely satisfied, given the excellent review that you gave our tearn in addition to sharing those sentiments with [redacted].We previously informed you, per [redacted] guidelines, that we may be able to refinance the Subject Property after six months had lapsed from the date of the Portfolio loan's origination because seasoning on the bankruptcy Would be met at that time. Six months after the transaction closed, the Bank's loan officer entered into discussions with you concerning a possible refinance through which the Bank might reduce your interest rate and convert your current mortgage into a 30-year fixed rate mortgage. In order to accomplish the refinance, it was necessary for underwriting to confirm the Las Vegas Property was included in the bankruptcy action, which had been discharged more than four years prior. Underwriting did not receive documents that satisfied the discharge. Because of this, the Bank could not approve the new loan and advised you of the credit declination.After you subsequently provided the requested documentation discharging the Las Vegas Property, your loan application was re-submitted to underwriting. Upon review of your credit report, the Bank found an additional foreclosed property ([redacted]), The Bank requested documentation to support that this property was also protected under the bankruptcy action and that it was later released and sold - not foreclosed as you indicated to the Bank. You were unable to provide any supporting Information; therefore, based on the credit information available to the Bank's underwriters your credit application could not be approved.I hope this letter provides a satisfactory explanation of your registered complaint. Hello, I spoke to this consumer yesterday and we have resolved her complaint.  We are refunding the $900.00.  I am waiting for the check and will enclose it in a letter and was going to send this to you. Are you able to reopen this complaint #[redacted] and I can resolve it with the letter that will be sent to her next week?  Thank you,
