Basheer & Edgemoore - Mclean Place, L.L.C.

Review: Basheer and Edgemoore built home (brand new) for me and my family 4 years ago and now it has come to my attention that home was built with code violations resulting in damages to my kitchen ceiling and other areas of the house. Upon contacting the builder, multiple different attempts emails, phone calls, voice mails, cell phones, secretary who answer their office repeatedly without any return calls/emails etc.. After two months of calling, I was able to speak with [redacted] (warranty manager). He stated that he will call back in a week. Two more weeks went by, until he returned an email stating that he will not take any action to correct the problem. My ceiling has a wide open hole from damages that occurred when the piping system that Basheer and Edgemoore installed improperly without insulation and running romex electrical wiring ALONG the entire pipe and stapling it behind causing their staples to pierce thru the pipe system leaking out damaging the ceiling causing the entire ceiling to warp and sag. Two professional plumbers had come out to fix the leak. Pictures taken to reveal the problem. There are other areas of the house facing the same issue. When I told them about the code violation and safety concern for my family and I living in this house they did not seem to care and still have not taken any action. I will continue to take action against them until there is a resolution...ie. consumers affair's office, trade commissions, State attorney general office, personal / class action law suits against this builder.Desired Settlement: Repair all the violations, bring this home back to safety, reimbursement of expenses.

I am rejecting this response because: I have not received any phone calls, contacts or resolution to my complaint. My young children are running around under unsafe environment of this house due to their violation and mistakes. If I don't get a resolution soon or my family and children are harm during this time I'll look into getting the state commission to shut them down and recuperate damages.

Review: I’m writing to inform you of the negative experience my wife and I have had since selecting Basheer & Edgemoore as our builder. Our lot number is #**, and we signed a contract for the property on 10/26/13.

We were given the expectation, upon signing that we were to expect delivery of the property by “Early January”. With this in mind, we sold our home, moved our furniture and belongings into storage and expected to only rent a room from my in-laws from November to the end of December. There has been a lot of dialog about what is happening at the property; however I feel that a 3 month delay due to weather and other circumstances is not acceptable for any reputable builder. We have had to have our rate lock extended twice, and now have had to spend more money for storage and rent ($5848, so far), than originally planned or expected, in addition to an increase in closing costs ($3000+)

I sent this letter to the company last week on Friday April 11th, and received this as a response:

I have received your letter and apologize that the circumstances you experienced to date with Basheer & Edgemoore has been a challenging one. I have been in the building business for over 23 years in Virginia/Maryland and D.C and have never experience a winter like this before.

We are a building company and do our best to build homes and deliver them in accordance with our corporate plan. Unfortunately the 6 weeks of freezing rain, snow and below freezing temperatures caused delays beyond our control as a builder. Buying a condo is very different than a fee simple piece of real estate. There are more inspection and approvals required. We even addressed a winter waiver from [redacted] County and it was denied. I am not in a position to give you any kind or credit or reimbursement mentioned in your letter. I would suggest you work with your outside lender on closing cost and interest rate. I was successful getting my lender to work with my buyers to keep or relock their rates at no additional fee. We are very excited to have you in the community and hope that you will be happy at [redacted] too.

Please feel free to contact me with any additional questions or concerns you might have.Desired Settlement: We feel very disappointed with our experience thus far. We would like to have the builder credit us both the rental fees and storage fees ($5848), which would help offset the increase in closing fees. I feel this would be the best and most reasonable way to accommodate us for the overall experience of over promising and under delivering on an expectation of delivery.
