Good afternoon, Let me start off by apologizing for not answering sooner to the letter you sent out, however the letter was sent to the old office address and we just got it today.This is our stand of the complaint that [redacted] submitted to you;This is a tenant that moved in and lived at the property for two months not making any paymentsHe moved in October 25thWe originally allowed him to move in putting the deposit down giving him more time to make the rent paymentThey stayed in this unit until Jan5th – claims it’s inhabitable refusing to make any payments.The unit was inspected and carpets replaced before they moved in ( this was a new unit our owner bought as an investment- we can give proof of that)I was made aware that there were bedbugs after the tenants moved in and that the A/C was not functioning properly I did everything in my power to get these issues handled for themWe originally sent out our A/C repair company to take a look and they states that A/C needs to be replaceddays after that owner informed us that the unit is under Home Warranty and we went through them to schedule someone to come out and take a look at the unitThe vendor home warranty sent out, [redacted] Refrigeration, had problems originally setting the appointment up with the tenants since they were not getting a response from them Once they finally took a look at the unit they said it was fixed and that it doesn’t need to be replaced.That same night, I got a call from [redacted] letting me know the A/C unit is leaking – there was water coming from it againI called Home warranty company and complained how the issue was not solved and they decided to contact [redacted] again and have them order a part that needed to be changed out to solve the problem.When I informed the tenants that that we need to wait for the part they were very upsetThey served us with a day notice asking for the repairs to get doneThe part was going to take two weeks to get shipped and they were very upset about it.I did everything I could on my end to make the tenants happyWe even offered them free rent for a month – still not receiving any payments from them for the past two monthsOwner paid for bedbug and roach treatments that were not there before the tenants moved inThe tenants refused the offer.The tenants didn’t want to hear that the issue is going to take more than days to get fixedThis was not something we had no control over – we did everything we could to remedy the situationWe did not push this issue to the side and disregarded their attempts to communicate problems to usYou can even call Home Warranty and [redacted] Refrigeration to confirm everything I have said.After the part came in for the A/C unit [redacted] got it installed and the A/C is working fine nowWe have a tenant currently occupying the property who doesn’t have any problems with the unitAs far as the $deposit goes that the tenant is request back, in this case is cleaning deposit which is non-refundable per lease agreement ( as all of our lease agreements state the same).The cleaning is deposit is non-refundable regardless of them breaking or not breaking the leasePlease feel free to contact us with any additional questions or concerns [redacted] Sincerely, [redacted] ***Property ManagerBasin Capital Properties [redacted]
