Initial Business Response / [redacted] (1000, 5, 2016/01/06) */ Contact Name and Title: [redacted] Contact Phone: (XXX) XXX-XXXX Contact Email: [redacted] @middiv.com All complaints have been resolved with the resident in October The maintenance and management staff did not neglect the water leak or the resident in any way The miantenance technician was called out in the middle of the night on saturday 9/27/and immedietly responded to the water leak.The resident did not answer the door when the maintenance technician went to the apartment so he responded to the two other apartments that were affected as wellHe spent 4-hours in the upstairs apartment replacing a pipe and went to the apartment directly below to assess and repair any damage that occured The maintenance technician went to the reisdents apartment that has the complaint and there was no damage except for a small amount of water in the corner of the dinning roomThe carpet company came out on sunday and pulled the carpet up in the corner of the dinning room and placed fans to dry the carpet and padThe resident came into the office on tuesday to talk to me (manager) to discuss the issueI was in my office by myself taking a training seminar which includes videos and quizesHe was upset about the carpet cleaners denting the wall in his apartment and I told him I would come take a look at the dent in the morning to take a picture of the wallresident was also upset about the carpet I called the carpet company to come back out to pick up the fans and treat and clean the carpetresident expressed they did not want the carpet cleaners in the apartment on that day, I explained how important it was that they came out immedeitly to finish the work and resident agreed and let the carpet cleaners in the apartment The maintenance supervisor went to the residents apartment on Wendnesday morning fixed the damaged wall before I was able to assess the damage and take pictures The resident came in with a letter expressing his concerns and we talked about everythingThe resident was wanting compensation for rent for the service that was providedI explained to him that we did not neglect the aparment or the reesident in any way, we responded accordingly and have finished all repairsI discussed the timeline of everything that occured and he was satisfied with the situationI also had the carpet company come back out the next week and clean the carpet through out the apartment to satisfy the concerns of dirt tracked in from maintenance personalResident was satisfied and they have not contacted the office since October Baxter Crossings received a call from the resident yesterday on 1/5/about water damage in his bathroom below his shower headMaintenance supervisor went to the apartment this morning 1/6/and checked the bathroom for any water leaks or mold, there was surface mildew on one area of the wall in the shower caused from moisture most likely from taking hot showers without the exhaust fan on and door closedThe mold remediated and certified Maintenance Supervisor cut a hole in the dry wall to show the resident that there was no water leaks, everything was dry, and there was no mold growing in his apartmentThe resident has not expressed that he was unhappy with his apartment since our discussion back in October To my knowledge everything had been resolved and the resident was satisfied that there would be no compensationThe resident can contact the office to speak to me with any concerns they may have

Baxter Crossings Maintenance has responded to all request submitted by current residentsThere was no mold found in the dishwasherBaxter Crossings has ordered a new dishwasher due to the dishes not being properly cleanedExpected delivery date is 10/27/and install date is expected for 10/28/

In response to the residents complaint, we have made a full inspection of his building and apartment there are no squirrels in his apartment. There are no holes in his attic or the roof that the squirrels have access to enter. There is no evidence of any squirrels living in his attic. The pictures...

that he has sent is drywall that needs repaired on the outside of the building leading up the stairwell. We have made all necessary repairs. We have taken all necessary steps to prevent squirrels from having access into the building.

The resident had the option to pay with her bank account that is free of any convenience fee's and she chose not to use her bank account information and go forward with her credit card payment that included the fee. The fee can not be refunded due to the online payment terms and conditions.

This Lease Contract is the entire agreement between you and us. The miantenance technician was called out in the middle of the night on saturday 9/27/2015 and immedietly responded to the water leak.The resident did not answer the door when the maintenance technician went to the apartment so he responded to the two other apartments that were affected as well. He spent 4-5 hours in the upstairs apartment replacing a pipe and went to the apartment directly below to assess and repair any damage that occured.
The maintenance technician went to the reisdents apartment that has the complaint and there was no damage except for a small amount of water in the corner of the dinning room. The carpet company came out on sunday and pulled the carpet up in the corner of the dinning room and placed fans to dry the carpet and pad. The resident came into the office on tuesday to talk to me (manager) to discuss the issue. I was in my office by myself taking a training seminar which includes videos and quizes. He was upset about the carpet cleaners denting the wall in his apartment and I told him I would come take a look at the dent in the morning to take a picture of the wall. resident was also upset about the carpet I called the carpet company to come back out to pick up the fans and treat and clean the carpet. resident expressed they did not want the carpet cleaners in the apartment on that day, I explained how important it was that they came out immedeitly to finish the work and resident agreed and let the carpet cleaners in the apartment.

When an applicant applies for an apartment they have 72 hours to cancel from application date to receive a full refund of the deposit.
