On behalf of B.CParker Real Estate, Inc("B.CParker"), I am writing in response to the
complaint submitted by Ms*** *** regarding the alleged breto her unit on September 14,
B.CParker manages the *** *** *** *** *** *** ("Association") and is charged with handling problems that might arise in the *** *** community as well as assisting the Board of Directors with maintaining a thriving and safe community
At approximately 4:p.mon the 14th of September our office received an emergency phone call from a homeowner at *** *** stating there was dirty water coming through her ceiling from the unit aboveAfter multiple failed attempts to reach both Ms*** *** and Ms*** ***, (the joint owners of the second floor unit - "*** Unit"), the Burlington Police Department was called by a resident due to concern about Ms*** ***'s welfare as well as the continued damage to the unit below
Upon my arrival at approximately 5:p.m., an officer of the Burlington Police Department was on site and found it necessary to enter into the *** unitAlthough, B.CParker did not forcibly enter the unit, the Association's Restrictive Covenants do permit Emergency Entry into a condo unit in limited circumstancesPlease see Article XV of the Declarations for Delaney Crossing Condominiums below:
Part of B.CParker's management duties involve contracting with professionals to remediate hazardous conditions within the communityThe black water coming through the floor from the *** unit to the unit below posed a health risk to the residents and was causing damage to the units and common areasWith regard to the Contractors being inside the *** unit, Ms*** ***, joint owner of the unit, gave her permission for the contractors to enter and remediate the issue at hand
As the HOA Management Company for *** *** we acted in a prompt and professional manner to the emergency at handGiven both the concerns for the damage to the property as well as the welfare of our residents, these actions were justified

Response: There is only voicemail, *** *** received, and that was to inform that the Fire Deptwas going to break into our unit within 1/hrif *** *** did not call back to BC ***
The other resident in Unit *** below rarely speaks to us, so concern for our welfare in *** is totally untrue;
Where are the answers to my questions in my original Revdex.com complaint by MsK***? this is a good example of how the property mgmtcares less about my residence and the fact that they brought in a restoration company, with no approvals, warranty cerfification or basic information of the work that was done in our unit without BOTH owners consent; Mrs*** is elderly and did not understand what they were doing in our unit; this was also a clear case of taking advantage of an elderly person's well-being, without leaving documentation;
If they property manager acted in a prompt and professional manner, I would not be making this Revdex.com complaint
When am I going to get answers to my questions????
Where is report on the "black water", "the health
risk"; "the alleged breakin"; there was indeed a breakin, and I have pictures to show of my door locks, frame, all destroyed and the entire door needs to be replaced; Ms*** was sent pictures of the damaged door as well
This investigation needs to further taken to a higher level by the Revdex.com
Where are my "Desired Solution" list addressed by Ms K***?

My security deposit was not returned and add'l monies were requested for damage done. They failed to substantiate the repair costs.
After renting from BC Parker my security deposit was not returned ($500). In addition, they requested additional money for repairs. These repairs included patching up some holes, shampooing carpet and they even said I left trash and charged to remove it (which is a lie). After keeping my deposit and attempting to charge me egregious amounts for work that should have cost less than half of what they said; they even refused to provide documentation/invoices of the actual cost of the repair work. My former roommates were there when the repairman came, and said it took all of 10 min to fix. The unfortunately part of this is when they sent the balance to collections. First, BC harassed me with phone calls and then the collections people did the same. When I tried to explain my case they were rude and uncooperative. This affected my credit score and caused problems refinancing my home mortgage. BC Parker is a bunch of xxxxx and this is not the first time I've heard of them pulling this. I do not want compensation or a settlement, just to know they are a disgrace and should not be trusted. I will spread the word to never rent from them. I hope this case shows up permanently on their record.
