We are responding to a complaint filed by Mr*** *** to a job/service that was provided by American Leak Detection.We were contacted by Property Management Ease, LLC on January We were asked to conduct testing on a pool at a property they manageWe were asked to locate a leak that
was causing the swimming pool to lose water, The job address given was: *** *** **., Austin, TX 78758.A proposal was prepared and sent to the Maintenance Coordinator at Property Management Ease, LLC on January In this proposal, we stated that in order to completely and accurately perform testing on the pool structure and plumbing systems, the pool must be filled to the operating level and CLEAN and CLEAR.The proposal was signed and returned to our office on February At that time, we were provided with the Tenant name and phone number and scheduled the testing of pool to be performed on March (See Proposal)On March 2016, testing was performed and a leak was identifiedIt was noted in our Leak Detection Report of March 2016, that the pool was halfway empty upon our arrival for testingA halfway empty pool would put the water level below the pool return outletsThe leak was found on the pool lightA leak detection report with repair estimate was emailed on March 2016, (See Leak Detection Report)The repair estimate was approved and returned to us on March The pool light was scheduled ......to be-repaired at the first available repair date, on March 2016,On March 2016, we arrived to repair the light leak, To make the repair, we had to drop the water level just below the pool lightThe repair was made and a note was left on-site, that the pool could be re-filledThe management company was notified that repairs had been completed and the pool was ready to be re-filled (See Repair Report).This completed the scope of work that we had been contracted to do and solved their pool leak problemWith reference to the damage to the plaster that Mr*** has accused us of causing, wesuspect the damage may have been done long before we had even stepped onto this propertyAmerican Leak Detection, coowner and lead technician, *** ***, had a brief and very unpleasant conversation with Mr, *** about this problem on July Mr*** was extremely vulgar and did not want to have an adult conversation; he did lots of offensive yelling and lots of name calling.All of our previous contact, arrangements and conversations had been made through the management companyWe had no previous contact with Mr*** until *** ***' conversation with him on July 2016,American Leak Detection was contracted to locate and repair a leak in the pool, which is exactly what was done as per our proposals, and in a timely and professional mannerAmerican Leak Detection did not delay any service to this jobThe testing and repair were scheduled by appointment withAPPROVAL by the management companyWe do not know what Mr*** is referring to in his comment regarding 'damaged caused by their delays and by following their instructions'The damage to the pool plaster could have.happened at any time before or after our work had been completedThe scope of the testing and repair work that was conducted would not have caused the damage that has been claimed by Mr***.Mr, *** did not live at the job site at the time of testingThere is no way of knowing if the tenant kept the pool filled prior to our leak detection, as the water level was low when we arrived for testingThere is no way of knowing how long it took after testing for the pool to be filled to the operation level OR if it was even filled to the operating level on the date of repair.American Leak Detection has been in this business and has served this community for years, performing leak detections and pool repairs and have never had an issue like this occur.It appears that the tenant, the management company and Mr, ***, are negligent in the care of and subsequent damage to the pool,If there are any questions or concerns, please contact *** *** at ***Regards,*** ***, CoOwner, Lead TechnicianAmerican Leak Detection of San Antonio*** Office*** Fax

described, American Leak Detection has serviced this property twice since 2011. The 2011 and 2015 reports are similar, Signs indicate this to be a recurring problem with the structure, or the problem was never fully dealt with in the past. ALD was contacted by QBE Insurance to perform a complete plumbing audit on the home and evaluate for possible faulty plumbing. ALD's tests and procedures have revealed the plumbing of the home to be in sound, working condition. Photos of the floors and exterior structure of the home have been provided with the ALD report. American Leak Detection can only submit to insurance carriers, the facts based on the leak detection performed, It is solely the discretion of the adjuster to determine whether ALD's findings result in covered loss. If the homeowner is not happy with the decision of the adjuster, they should contact their insurance carrier. ALD cannot determine loss coverage, we can only report our findings to the insurance company, Respectfully, [redacted] AMERICAN LEAK DETECTION
