Steer clear of this duo. Realty team did not represent our interests and were hands off throughout the process. Despite our complaints we were contractually bound. Choose another realtor.

Chris *** lied about the condition of the back yard fence and was more on the tenant's side than mine. He also just up a quit without a phone call.
Chris started out OK. He was give me "guidance" on my rental property. But, what he wrote and what the pictures showed did not always match. He would tell me what he was going to do instead of ask what I, the homeowner, wanted to do. He even threaten to call the city on our neighbor without even holding a conversation with her about her fence. I had to give him orders to keep him from doing things we could not afford or from skipping ahead. It got nasty when he refused to do what I pay him to do which is simple repairs. He refused to put down one splash guard in my back yard under the gutter. He just up and quit without so much as a phone call. I am willing to go to the media. I have a feeling he baited me into quitting because I'm their smallest account.

Desired Outcome

I want a refund for the small repairs I was paying them to do that they refused to do.

Since 11/22/2018 we have been without heat in our home. We have requested repairs several times since then and nothing has been repaired.
On 11/23/2018 we notified our realtor / landlord our heat was out. We have had many cold nights. They advised us due to the holidays there may be a delay. They sent a repairman who has been out 3 times and they can not keep the heat running. We have not been offered a hotel, compensation, or anything. Our realtor Bob *** advise was to buy space heaters. We notified him we do not feel safe as space heaters running all night is very dangerous. We feel that this is extremely dangerous, illegal, and unsafe. We need help.

Desired Outcome

We are requesting reduction of rent since 11/22/2018 for every day we have not had heat and immediate repair or replacement of the heater.

Yes the tenant unfortunately had a problem with the heat Thanksgiving weekend. The contractor was called
immediately and went out. Parts he needed could not be gotten till after the holiday on Monday, Tuesday the contractor replaced the part and the unit ran for one day and another part broke, again he went out and order the needed part. again the unit ran for a day and broke a different part, At this point I ask the supervisor to meet out there as I had meet only the mechanic there the other times prior, we where there over 4 hours to go over the unit making sure everything that could be check was. There have been no complaints since the last service call. The landlords bill is now over *** The owners have said to do what the service company says needs do be done,
again it was unfortunate that it broke down on a holiday weekend sometimes things are difficult when one part after another breaks.

realtor and *** broker both with At the Mall Realty have stated they spent *** of the *** that I paid for additional advertising. They refuse to pay back the difference. The ads were wrong and I had to call the ad agency to correct them. I shouldn't have had to pay for their mistakes. Additionally they charged *** for listing my rental property and expect to keep the amount even though they failed to find a renter and I had cancelled the agreement after several days as they failed to ensure the ads were correct. It was my understanding, just as it was the first time I used this company two months earlier, that the listing fee was paid only when and if they find a renter. *** had an attitude when confronted and said "he does what he wants and when he wants with the money." This has caused great grief to my wife and I dealing with a realty that would be so rude and condescending. *** was misleading and even with his 20 years experience he provided poor and dishonest service.

Desired Outcome

Billing Adjustment I expect a refund of all fees, as service to find a renter was not accomplished and the additional advertising fee was not entered correctly and not fully spent for advertising. They should provide professional respect, return the money and own up to a realtors responsibly to their client.

This complaint is 95% wrong. The brief - but - explicit - signed agreement clearly states three distinct fees: *** a *** and lastly a tenant procurement fee *** plus 10% of the first monthly rent) to be paid to whichever realty firm produced the tenant. If our firm found the tenant this third fee would be due to us. If a different firm found the tenant than that other firm was due the finders Fee. Nonetheless, the first two fees were earned once we placed the ads AND put the rental into the MLS. We did these two functions and we did all relevant other tasks as well. We spent *** of the *** advertising fee and are willing to refund the unused balance of *** - we have shown the landlord the two invoices for the ads we placed. He says our use of VaBeach vs. Virginia Beach in one add rendered all the ads useless.
Landlord refuses to pay us the *** listing fee. We have all of the above documented. After being on the receiving end of this landlord's bullying tactics and threats I went to the courthouse on November 14, 2017 and filed an action against the landlord for the *** listing fee less the *** in unused advertising that they have paid to us. The landlord owes us *** now plus court costs of *** Our court date is December 14, 2017. I'm sorry for this situation but I am not willing to do our side of the agreement for free. We spent several hours on his listing, yard sign and lockbox installed and then both removed, dozens of agent and tenant calls responded to, showing the unit to interested parties. My guess is that he fired us to avoid paying us the third fee - for finding his tenant.

Lastly,I opened my firm 34 years ago and I take my firm's reputation very seriously. We have sold over 19,000 homes. I told the landlord - after hearing his threats about the *** and *** - that I would not lie down and see him falsely smear us.

At the courthouse; a free mediator's service is offered. on December 14th I will try to use this service, if not successful we will let the judge review all the material and render a decision.

Even though we disagree, we will sign a mutual release and settlement agreement between us. I remove my grievances with At the Mall Realty and consider this case closed.
