We used Bell Properties to manage our rental property in Pflugerville, TexasThe first two years after agreeing upon the rent proceeds and a renter placed onto the property seemed to go smoothlyAlthough repeated requests about the condition of the property were ignored and response to calls or questions often ignored or late returnedAfter the second year, I asked the management company to send me a detailed update on the status of property, renters, and overall condition of the houseI also asked why the rent was not increasing to keep up with the market rental in the areaI also noticed that there were invoice and charge errors on the monthly financial report I receivedSometimes they charged us several times for the same repair on the house and then would subsequently have to credit us back When I finally asked them to "increase" the rent of the property to keep in align with the market rental rates they responded saying it was not a wise move as we could lose our current rentersI finally ended the agreement and requested the renters month to month lease be terminated After using their management services for four years we were finally able to walk through our property and inspect its conditionThe cost to repair the house ended up around $10,which included having to replace the air conditioning they claimed was working greatThe AC failed day after they a final walk throughThe yard was in terrible conditionWe had to remove or trim overgrown bushes and wild vines growing on house exteriorWe had to cut down an overgrown tree next to the house which had leaned against the house causing slight damage to the roofThe interior was only in slightly better conditionThey claimed to have had the house cleaned All interior walls, doors, baseboards and trim required painting due to filth, scraps, holes, and damageThere was damage to the laminate flooring and some other damages around the exterior rear doorAny repairs made by their handyman during the course of the rental was subpar workWe would not recommend this company to manage the property

After the second year, I asked the management company to send me a detailed update on the status of property, renters, and overall condition of the house.
