The tenant, [redacted], called our weekend line on Sunday 1/10/16 and left a message that her heat was out. Our maintenance man called our heating and cooling company and gave them her name and phone. They called and left her a message on...

1/10/16 at 9:20 am. (We have in our possession a copy of their phone log to prove this) she never answered or called them back. Tenant left a message on our office voicemail on Thursday 1/14/16 irate that no one had fixed her heat. We had not heard a word since Sunday 1/10/16 so assumed the problem had been taken care of. We called the property owner, who called her right away to let her know that the heating and cooling company HAD been trying to get a hold of her and they never got an answer or return call. The tenant told the owner she had the thermostat set at 95 and it would not get above 70. The owner told her if it was 70 the heat was indeed working but she would have someone come check it out anyway. The owner tried at this time to set an appointment with her and the tenant stated that she was driving and would call her back at the tenant's convenience. The owner then called our office to let us know what the tenant said. In the meantime the tenant called our office screaming that no one would call her back or fix her heat. She stated to me that she had the thermostat set at 95 and it would not get above 70. She was very very verbally abusive to me and accused us of not fixing her heat. I told her that the other receptionist here in our office was on the phone with the owner who was trying to set an appointment for her. The tenant screamed at me that she was driving to the hospital with her sick children and could not talk on the phone to the owner. I then asked her why she could scream at me when she was driving but could not talk to the owner who was trying to get her an appointment. Again she stated that she was driving and would call her when it was convenient for her. The tenant then showed up at our office immediately after this call. She slammed the front door knocking the Curtain off the door and proceeded to the counter yelling and calling us liars. At this time the broker came out of his office and opened the door to the reception room and told her she could not talk to his staff that way and that she needed to leave the office. The tenant told the broker that he could not make her leave and sat in a chair. Then she came back up to the reception window and started screaming at me and the other receptionist that we were liars and pretending to be heating and cooling people. Again the broker told her to leave the office and she refused. She yelled at the broker that he was a racist. At this time I turned on my camera phone to record and the broker took the phone into the reception area recording her yelling and her child running around the office and climbing on the furniture. I have a copy of this as well. The broker told me to call the police. I called 911 and told them there was an irate tenant at our office that needed to be removed. The tenant was calling 911 too. She then lied to the 911 operator and told them the broker tried to slam the door on her child. This is a blatant lie. The camera was on and you can see that the broker has not moved even a step from the time he took the camera into the reception area. The police arrived and she told them to tell the broker to turn off the video. The officer told her he would not do that. (You can hear him on the video) She told the officer that it was below 60-50 degree.(far different from what she told us as well as the owner) The officers took her statement and the broker's statement. The officers asked the broker if he wanted to press charges against the tenant and also told him that if he pressed charges they would have to call DCFS to come get her children. The broker did not want the children taken so he told the officers he just wanted her escorted off the property and she was not allowed back on the property. So the officers told her she had to leave and escorted her off the property. We made numerous attempts to schedule heating and cooling for her. As of today 2/10/2016 She has never called them back to get scheduled. We also have a copy of the police report. We also checked with [redacted] and the average monthly power bill for her is $260.12, which is typical for a unit of that size, NOT $500 as the tenant states in her report to you. included in the lease because it is not possible to remind each of the 400 tenants we manage to properly secure their windows and doors at all times to prevent damage during bad weather. It is the tenants responsibility to make sure their windows and doors are secured. Therefore, Ms. [redacted] will be billed for the storm windows as they were operating properly. Furthermore, it seems unusual that of the 90 windows in that particular complex, only 2 were broken in this storm and they were both hers.  [redacted]President Belleville Eagle Realty
