Thank you for sharing our previous tenant's complaint regarding her security deposit dispositionI reviewed Ms ***s letter to you and the security deposit disposition that was sent to her.Ms *** had an original security deposit of $The following items were deducted from her deposit:*
WATER: Our water billing cycle is delayedOn November her account was charged for the billing period from September15-October in the amount of Her final bill required a meter read by our staff and information submitted to Guardian WaterThe amount given to us for her final bill was $The total amount deducted from her deposit for water was $107.32.* BROKEN BLIND: OUR cost for the living room blind is $That amount does not include the labor we charge for our maintenance staffMs *** was only charged $for this blindAs the attached photo shows, the blind was damaged in the bottom right corner.* DRIP PANS: Again, our cost is MORE than what Ms *** was charged ($8.00), also NOT including labor chargesI included a photo that shows the condition she left them in (dirty,rusted).* DRYWALL REPAIR: there was drywall damage in the front bedroom that someone previously attempted to repairUnfortunately, the repairs were not to the standards of what we would provide to a new resident and were correctedThere were other painting issues/drywall repairs that Ms *** was not charged for, because we did NOT feel it was her responsibility due to wear and tearWhen I completed the inspection, the maintenance staff had already begun to correct the drywall it would not be relevant to show you all of the drywall repairs, but I would be happy to provide "in progress" photos.* WOODWORK TOUCH UP: When a resident moves out of a unit, it is not expected to have to completely re-coat the woodwork that has been paintedResidents are NOT charged for minimal touch upResidents are only charged when there is considerable touch up, and our painters charge us an additional chargeThis cost was passed on to Ms ***.I do not feel that her charges were unreasonable, in fact, they were more than fairWe certainly didn't use the $disputed amount to "update the condo".Ms *** was not charged for the blackened carpet in her unit that we DID replaceIt was last replaced in April and we generally expect to get between 5-years use out of the carpetResidents are expected to leave the carpets as clean as when they moved in...I gave Ms *** the benefit of the doubt that the carpet was beyond cleaning since it was not completedMs *** was provided with a packet that outlined what was expected upon move outI included a photo of an area in the basement that shows a darkened area.As far as her comments regarding our management and maintenance staff...The same tech normally serviced Ms ***s unitHe has been with the company for years and is one of the kindest people I knowI personally only spoke with Ms *** one time (that I can recall)...unfortunately, when people are not given the answers they want it is not well recievedI wish her the best of luck in her new home.Please feel free to contact me if you have any questions.Sincerely,Tammi T***Assistant Property Manager

I want every copy of all the work orders that I had requested from the time I moved in until the time I moved out.  The oven never worked properly and was extremely old.  Those drip pans she is referring to were cheap and in fact the entire oven should have been replaced while I was residing there.  They had to be replaced because they wouldn’t even turn on.  The blinds are also cheap and break very easily.  Infact, I am very good friends who works for the particular blinds they sell to the company.  The wood work was horribly done when I moved in their due to the fact that horders lived there prior to my move in.  I even asked multiple times what kind of paint should I get to touch up the condo.  I was told not to worry about it.  They would have to re-paint anyhow.  Why is the carpet being brought up if it wasn’t an issue?  Per my request, I want all of the copies of the work orders from the many problems that condo had when I was a tenant there. Clearly they are updating the condos.  Next door was being renovated months before I moved out.

I received your notification of Ms [redacted]s rejection of our response to her security deposit refund.Ms [redacted] has requested "every copy of all the work orders that I had requested from the time I moved in until the time I moved out". Ms [redacted] was left a copy of every work order completed in her unit (per our policy) - she should already have that information.Ms [redacted] referenced an extremely old oven...in the review of her work orders, she submitted ONE request to have her stove serviced on 8/11/2015. I found no other indication that she was dissatisfied with its performance. The drip pans she is disputing the replacement of ARE inexpensive and she was charge $8.00 for their replacement. Regardless, they should have been clean upon her move out - the pictures I provided in my previous response verify they were not.The blinds ARE inexpensive... she was charged $16.00 for their replacement (materials only). When she moved in, the blinds were in tact. If she felt the blinds were below her standards, she could certainly have removed them while she resided there and rehung the original blinds provided upon her move out. When she moved in, they were NOT damaged.Ms [redacted] WAS told to not worry about painting the walls upon her move out. We apply a fresh coat to the walls of all living areas - We DO NOT expect to have to re-coat the trim. I reviewed her move in check list, which was accepted by our office two weeks AFTER her move in, she made no mention of the woodwork being "horribly done".The carpet was referenced to reinforce that we were not trying to gouge Ms [redacted], on the contrary...there were charges she SHOULD have incurred that were not assessed to her.The $124 she is disputing did not go towards "updating the condos", they are valid charges against her security deposit. There was no such explanation before moving out about heavy woodwork touchup according to the move out information I have provided.  I’m not even sure what woodwork the company is referring to.  I was also told to touch up holes which I did with spackle over painter’s putty and self-adhesive mesh over larger holes.  It doesn’t even explain the $60.19 they withheld from my deposit.  Again, I cleaned the condo top to bottom along with the cheap drip pans that had to be replaced while I was residing their due to two of the top oven ranges that wouldn’t turn on because they were burned out. Considering I resided their for 5 1/2 years with myself and 3 children the condo was simply wear and tear and should not have been charged for all of this “work” that had to be done.  One of the maintenance men told me they were updating the condos.  If I would have stayed and paid the ridiculous amount per month then I was told they would start updating my condo. I’m again very dissatisfied and it shows since they want to charge me for “normal wear and tear”.
