Review: Bench[redacted] Properties rented us a 4 bedroom, 3 bath house in September with the promise that the pool was working and would be taken care of. The pool actually had a leak in it, and the pool service failed to take proper care of the pool leaving us without use of the facility for the entirety of the lease. Bench[redacted] then trespassed on our property when we were sleeping and filled the entire pool up 2 days before move out day so we were stuck with the 100$+ water bill. The house was full of mold and mildew and the air conditioning vents were literally black, causing numerous allergies and health problems. In addition the pool was infested with mosquitoes rendering the use of our back yard useless for fear of contracting Malaria or West Nile Virus. They also have a policy of not fixing damages from previous renters and then charging the "damages" against the security deposit. In our case they are charging us 2500$ for damages that never happened, among these is screens that were never there upon move-in, nail holes in the walls that were there on move-in, charges for a broken cabinet, that when we opened it on the first day of lease, fell off the hinges because Bench[redacted] had never screwed it in, they did the same with the door stop which completely fell off the first time I closed the door. As with the screens they said in a letter they "are under no obligation to replace the screens" and then they charged us 240$ for them upon move out even though they were never there to being with! They are also charging excessive amounts for normal wear and tear. When we asked to meet with Bench[redacted] Properties for a summary of the charges and how much credit we would get for the pool, the representative asked if "Tuesday or Thursday would be better" and then never showed up to the meeting. Based off some limited research they have done this in the past as most of their tenants are college students and lack the resources(time&money) to fight the outrageous charges Bench[redacted] imposes. Please Help US Revdex.com!!!Desired Settlement: Would like to go to court and seek punitive damages so these snakes cant do this to other renters, however will be happy with refund of deposit. Class action would be favored, so if you read this and have a similar complaint with Bench[redacted] Properties in Tallahassee, please contact me!

To whom it may concern,

We rented a property managed by Benchmark for three years, paid rent on time throughout, and complied with everything we were asked to do. Five months before our lease was up, we informed Benchmark that we were buying a home, asking to vacate early. Without going into all the details, we ended up paying full rent for all 5 months, Benchmark refused to give us back our security deposit, and eventually requested an additional $700 to complete various renovation tasks. This is particularly frustrating since Benchmark failed to complete any repairs that we requested while living in the home (e.g., a pest control issue, a broken screen door), they charged us extra for our little Jack Russell, and they prohibited us from installing a dishwasher for our 5-person family (even with us covering all the costs). Finally, when trying to find someone to sublease the home during our last 5 months, Benchmark made it impossible for us to find an acceptable renter. I just competed all outstanding chargers, and am not looking for any refunds. I just want to warn possible future customers about this company, their irresponsible methods, and their greedy ways. I know that finding a new rental can be stressful... but be warned.

Review: I while living in a Benchmark property had many issues to be deliberated with by the management group. When the property manager decided to not get involved, I decided to call code enforcement to find out what could be done legally about resolving my issue. After having code enforcement inspect the apartment, they found over a dozen items that were not to code. Some of these were fire hazards, some revolved around the wood framing of the apartment being so deteriorated that they had to call a contractor to replace all the decking and stairs in the entire building, and other smaller issues including painting over moldy surfaces. All of these were health related hazards. The property management failed to get the proper permits for fixing the structural issues with the building and were fined up to 425 dollars a day for at least a month. I have since moved from that apartment. I left the apartment in better shape than it had been left to me for leasing. I finally got a notice back from Benchmark with false claims of repairs that didn't need to be made as well as for me to pay utilities for them, even though I had my utilities shut off the day I handed over my keys to Benchmark. Benchmark Property Management needs to be investigated in the very least. I hope there is something the Revdex.com can do to prevent any other people from being robbed by Benchmark.Desired Settlement: I would like a full refund of my security deposit, as well as all rent surrendered to Benchmark during the period that the property was not up to code.

To Whom it May Concern,

We are in receipt of this complaint filed with you, by [redacted]r, regarding his former residence at [redacted]. The complaint to the Revdex.com is the first response we have heard from the residents since their move out on June 30.

The substance of the complaint is an objection to their Security Deposit Allocation, although it was not filed directly with us, it was within the 15 days allotted for disputing the claims and will be processed accordingly. Our procedure for processing a security deposit dispute is as follows:

1. Acknowledge receipt of the dispute with a letter. (This letter will serve that purpose)

2. Research the claim - Please understand that thorough research takes time, our staff carefully reviews every question; we research checklists, pictures, invoices, contracts and any supporting documentation provided by you in our effort to be fair and equitable to the resident and the owner.

3. Preparation of the response letter

4. Review by Property Manager for approval

5. Check preparation by Accounting Department (as needed)

6. And finally mailing the review and supporting documentation to the resident (and others as needed)

We also ask that you understand, Benchmark Property Management does not benefit (monetarily or otherwise) from the deductions taken from Security Deposits. Deductions are made in order to return the rental home back to the same condition in which it was received by the resident, less normal wear and tear.

We handle security deposit disputes in the order in which they were received (although research on some take longer than others). We anticipate the research on this case to begin in late August and we will process it as quickly as possible.
