In response to *** ***'s complaint, Benchmark Property Management takes pride in maintaining our properties *** never called, texted, e-mailed or submitted an on-line maintenance request when her garage door stopped working When we came by on 7/1/after getting a call from
our tenant in unit #concerning the sprinklers, we noticed that ***'s garage door was left open Since her garage and unit #garage are open to each other, *** shouldn't be leaving her door open It leaves unit #vulnerable to theft We immediately went to talk to *** and asked why the door was left open She told us that it didn't shut anymore and that the clicker didn't work This was the first time we had heard that there was an issue with the garage door We asked for the garage clicker and found that the garage door was fully functional from the clicker and the wall mount and that simple the garage door handle had been manually disconnected using the pull rope from the automatic lifter This would have had to been done by a personWe assume this was done by ***'s son-in-law per conversation with herWe saw no reason for the garage door disconnected from the drive motor This took us seconds to reconnect and the garage door was fully functional. The breaker box is located in the common garage for these two unitsBoth units have equal access to the breaker box through/in their garage This was explained and shown to each tenant when they were looking at the home for rent and again when they moved in It is for the breaker box to be located in the garage. Kingdom Property Management changed their DBA to Benchmark Property Management and all phone numbers, addresses, contact processes remained the same as they had for yearsWith the exception of the addition of a maintenance request portal on our websiteThis would allow a tenant to contact us with a maintenance request by e-mail, website, phone, or textAll of our phone numbers and address have been the same for several years All of these are outlined and listed in her original lease signed by ***. We don't understand her complaint about the trees We have the lawn mowed professionally and pruning is done from time to time as needed We know of no hazard concerning the trees and shrubs in the yard of the triplex. ***'s lease ended May 31, We gave *** notice on April 1, which was days before her lease expired We did this as a curtsy so she would have more than the required days to find a new home When we came by the unit on April 1, to give her the notice, she stated, " Good, because I wasn't planning on staying or renewing my lease." This interaction was very calm and everyone seemed to be on the same pageOn multiple occasions she asked for more time to either find a new residence or needed more time to arrange moversEach time she asked for an extension she would ask for a few days or a week at time and we always obliged On several occasions she indicated that she had a place lined up but only needed help moving We have even offered to help her move, free of charge when she told us she found a place to rent but needed help moving her itemsThe morning of Friday July 3, we had scheduled a truck, trailer and crew to help her move she canceled on us and said that she already had help and would be out by the end of day Monday July 6, It is now the middle of July and *** has not moved even though her lease ended She has only paid a partial portion of her June rent and has not paid her July rent as of July 16,

Attached is a letter to [redacted] regarding his request for the refund of his security deposit and fees associated with his former residency at Wicklow Apartment Community in Stillwater, OK. The original check was issued to Mr. [redacted] on 08/18/17, and the account the check was drawn on was...

closed 12/29/17; we have not received notice from our bank that any checks were presented after this date. As explained in the letter, the apartment complex was sold in October 2017, and the entity that owned it was closed on 12/31/17, thus requiring its bank accounts to be closed as well. The new check as requested by Mr. [redacted] was issued by Benchmark Property Management (former property manager for Wicklow), and the letter advises him that this company is also in the process of being dissolved, and the bank account will be closed in late May 2018. This should allow him approximately 6-8 weeks to cash or deposit the check. The letter and check to Mr. [redacted] were handed over to the US Postal Service for delivery on 03/26/18. Please contact our offices with any further questions or comments. In [redacted]'s response, she says that she had her friend cancel the moving appointment which is exactly what we stated.  She never called back to schedule another appointment for us to help her move. She also confirms that her son-in-law switched the garage door to manual.  We have several ways for our tenants to contact us when repairs are needed.  We can receive maintenance requests by phone, e-mail, website and texting.  [redacted] has not used any of these methods to contact us about anything wrong with the property since she moved in. When we came by the unit by request of another tenant, we contacted [redacted] while were there to ask why the garage door was not down. That was the first knowledge we had of there ever being a problem with the garage door. The sprinkler in the front yard was run over by a tenant.  The part has been ordered by our sprinkler company, Agrownomix when they came to work on the system when that tenant called us about the damage she had done. We prune, mow and trim the triplex property as needed. [redacted] also confirms that she owes us $170.00 for the month of June but she has forgotten our $100.00 late fee for June.  She has not paid July rent of $590.00 which means she also owes us a late fee of $100 for July as well.  Totaling $960.00.

Review: Lee Arnold is the owner of Benchmark Property Management. Other property owners considering him as a manager should be aware that his conduct during our brief engagement was exceedingly unprofessional. He refused to acknowledge emails or calls for 5 days, terminated with no discussion, refused to meet with our new manager and dumped our keys and files in a vacant apartment over our objections.Benchmark retained a full months commission for all the "service" they provided.Desired Settlement: We are reporting Benchmark's behavior for other property owners to consider when looking for a property manager.

Benchmark Properties provided no useful services during their tenure as our property management company and cost us time, money, and inconvenience:

They wasted prime marketing time with sub-par ads

They refused to communicate with us for days, then terminated without explanation

They refused to hand off our account to our new property management company

After we told them we were transferring to another management company, they needlessly exposed our home address and phone number to our tenants by telling them to send their rents directly to us

Considering the unprofessional manner in which we were treated and the costs they inflicted upon us, we request that they return the $165.10 that they retained in fees.

Review: kingdom property management did not maintain the property at [redacted] post falls id. the automatic garage door had to be switched to manual by my son in law because of this negligence resulting in his ring finger on his left hand getting smashed. the apartment is an extention to the one above. the electricity is tethered to the upstairs apartment. kingdom property management company changed their name to bench mark property management and gave me a bogus address of [redacted] in Hayden Id. the property management company also does not keep the trees around the property trimmed back from the building which can result in injuries. the afore mentioned company also refuses to give me a valid reson for not renuing my lease nor giving me enough time to find another one.Desired Settlement: would like kingdom property management/ bench mark property to make the repairs on the property and give me a valid reason for not renuing my lease and or more time to find another residence
