Bennett Home Inspection Reviews (%countItem)

I was forced to use Bennett Home Inspection by Neighborhood Assistance Corporation of America while I was going through their program. Mr. Bennett came out to do a home inspection at ***. Mr. Bennett did not inspect the foundation on the home which has now cost thousands of dollars in architectural drawings that I can no longer move forward with because the foundation on the home is shot. Mr. Bennett did not do the job I paid him to do which was to give me an accurate report of the home's condition. Due to the negligence by Mr. Bennett, I am no longer able to afford the home I was purchasing as the new foundation system is going to cost thousands of dollars that I did not originally account for due to Mr. Bennett claiming the home was structurally sound. I am attaching pictures of the foundation that is now sitting on the basement floor in which Mr. Bennett did not address in my inspection report. I want a refund for the inspection. This has caused me much grief as I spent months preparing to buy this home as well as thousands of dollars out of pocket relying on the inspection Mr. Bennett gave and the assessment that the house was structurally sound.

Hello yes *** was a client of mine. I performed a home inspection for her & she was provided a report. During the home inspection the house had tons of junk in it which I have pictures of. I have a contract with her signature along with a Full inspection report with a picture of her in front of theproperty. In the contract states that this is a visual noninvasive inspection. The foundation wall was blocked and covered however there were spots that were not covered which I inspected put in her report repair and replace as needed by a qualified contractor. Meaning that the wall needs further investigation *** understood that. She is upset that when the contractor came moved all the junk that it was more money. I never told her price nor did I say that foundation wall was ok. The mortgage lender would not have required her to seek out contractor to furthe investigate it wasn't in her report in the first place. She can not get her money back from an inspection that was done with a report & prevented her from owning a house with a bad foundation. That is my job! She should be glad that she doesn't have a 30 year mortgage and a faulty foundation. My report saved her thousands of dollars. She is upset because she didn't get the house she wanted.

Mr. Bennett is not very well aware the type of financing that is out there as he keeps telling me I can't get funding yet I was approved for a conventional loan and a FHA 203K loan which is a rehab loan so Mr. Bennett doesn't know what he is talking about. Mr. Bennett is a home inspector, not a banker or a mortgage company. He started harassing me via text which I can send in proof after he was notified I filed a complaint with NACHI and the NYS Licensing Board. I asked Mr. Bennett more than once to respond to the regulating agencies and he kept blowing up my phone. That is very unprofessional. I do not want a company harassing me because I filed a complaint. I am a consumer who paid him to do a job he did not do. The clutter that Mr. Bennett is talking about has NOT been cleaned out. The basement is exactly the same when the contractor came and he noticed all the walls were bowing in. Mr. Bennett did not mention all the walls. He made it seem like it was just the 2 corners that needed to be addressed. Mr. Bennett has a standard of practice to check the foundation and if he doesn't know what bowing walls are then he is in the wrong profession. Mr. Bennett's inspection report does not say anything about the foundation needing to be replaced as a whole. He did not alarm me that the foundation was shot. He did not say the walls were bowing in. The foundation is behind paneling but all the paneling was bowing in and it was completely visual. Mr. Bennett did not even tale pictures of all the walls in the basement because he does not know what a wall that is caving in looks like. The contractor and my architect noticed it immediately. Again, I paid Bennett Home Inspection to do a whole job not half a job. Nothing has been cleaned out of the basement. Absolutely nothing.
