I am not sure why I need to respond to this complaint as the person complaining was not and is not a client of mine. I do not even know who this is. We do home inspections, and we did a home inspection on the complainants home for a buyer. His opinion of the inspection means nothing to me, and I...

would never change my report based on their opinion or request. That would be unethical on my part. My job is to inspect the home for the buyer and give "MY OPINION" of the home and it's condition to the buyer, not the sellers opinion or anyone else. That is what a home inspection is, the inspectors opinion of the home.We are mold certified for inspection and I am mold certified for remediation. I have inspected over 5,000 homes and have a lot of experience with mold. The pictures clearly show microbial growth in the attic. The write up does not say there is mold, it says there is gray and black staining and is possible microbial growth, recommend having it evaluated and remediation as needed. We word it that way as there is no way you can look at it and know if it has sprayed to kill it, and we were not paid to test it. As the seller assumes it has been sprayed and says that in his complaint. He does not know. Also the only proper way according to the EPA to clean up mold is removal, obviously this was not done. Spraying mold is not a proper remediation, so in my expert opinion this was not properly completed. It is my job to tell the buyer it is there, it is the sellers job to clean it up or show it is not an issue, not mine if he want to sell the home to this buyer. Also there is no way to tell if it is active or old without testing which we were not paid to do. This is likely what the charge for someone to come over is to test it. Because this is the only way by industry standards to ensure it is not active. If I was a home buyer, this would not matter to me, weather it is active or dormant. I would want it removed. Why would you buy a home with mold in it. Obviously the seller is an expert in roofing, but not sure how those credentials makes him an expert at mold remediation.I am asking that this complaint be removed from my record as it is a bogus complaint and has no standing!!!
