I am rejecting this response because: Our AC/heater is not yet fixed, they never sent anyone the day that they said they wouldThey did finally have someone stop by 11-29-17, but it’s 11-30-17, and this has yet to be resolvedIt’s oficially been month and our is not fixedWe’ve contacted them several times, and they never give us a definitive answerI didn’t make a complaint to them about the ceiling fan, I was just pointing out that they advertise ceiling fans but there are no light fixtures in our bedrooms/living room at all, we use lampsI believe that this is advertisement, as well as the fact that they state that there are washer and dryer plugs, but there’s notAlso before we moved in they stated that the broken window would fixed and it’s notI have yet to put in a complaint about that because I realize that it was still broken when I had to my window the other day, because it was hotThe water heater is also not yet fixedThey stated that they’re working on it, but they never keep their wordAlso we’ve reported our light that we do have in the kitchen because it’s always flickering, and they stated that they fixed it, but it still flickers. I have enclosed my payment records Ms *** *** was a resident here at Bent Tree she has complained that I *** *** was rude and unprofessional to her.At no time have I ever been rude or unfair to her I tried very hard to wait on her payments and they never came through .The
letter that was sent from Ms *** dated 5/29/attorney stated that she would pay every week .The first payment was received 6/12/the second payment on 6/22/I did text her phone trying to keep her from being evicted I feel I went above and beyond trying to help her and again nothing was coming in and no calls being answered she was taking advantage of this and not paying rent I tried very hard to keep her out of court Per her rental contract.In regards to a landlord verification myself nor my asstspoke to a landlord or owner on her behalf Ms *** was due in Court on 8/17/at @pm on that morning @ approxam she handed myself the keys to her unit there was no need to inspect the unit once she released the apt back to me I told her I would cancel court that does not cancel eviction she was ok with thatHer balance on 7/15/was this charge include late fees that are not calculated on court records I have enclosed the payment ledger that shows all charges and payments receivedAfter reviewing her move outStatement her final balance shows a balance carried over after we credited back her deposit and days rent her final balance true back to bent tree is 2.040.55Thank you for your time .Sincerely,*** ***

Good afternoon Ms***, I have attached the documents that are signed by Mr*** *** and Ms*** ***As you can see there was a signed addendum stating that there will be a charge of $per month for Billing/ Admin fees. As of December 2016, those fees were raised

These fees have been charged for the past eight months and the resident was notified of the change to the billing fee amount at lease signing on November, which was within the days.Please be advised that this resident has been giving multiple violations and is on the final violation before eviction. We will fix your ac, ceiling fans, and fix the water heater. We do not have any record of a ceiling fan repair, but will place a service order for it. We will not remit $1,000 towards your Revdex.com claim, as there was no sale of goods and services for such claim.Our plumbing company is unable to locate...

In response to their complaint by their sequential order:  1. August rent was prorated for the four days of their tenancy. The lease was through July 31, 2017 and we made special accommodations to release them on August 4, 2017 even though the lease allows us to charge a full month. They...

paid the entire sum of the August rent per the month-to-month lease.2. There were no fees or fines assessed in July. We do not use the term penalty for any type of outstanding charges.3. Not sure what returns they are referring to. We are obligated to remit security deposit within 30 days but the majority of security deposit was forfeited due to a roach infestation, associated cleanup while they were still tenants and the remainder was applied to the balance at the end of their move out for expenses (utilities) billed in arrears. The proceeds processed on October 5 included the full month of rent less expenses (utilities) billed in arrears. The statement was correct.  4. We are allowed to deduct any expenses owed from the security deposit. We have responded by sending copies of the final statement. We have also responded to the many times that they have called emailed or came to the office to ask for clarification. We do not owe them any penalty charges. We have returned all funds owed to them and have completed the reconciliation according to the lease agreement. Resolution:We refunded the former resident the balance that is owed to them.  If you provide permission from the former resident, I can send a copy of their ledger that confirms the aforementioned.[redacted] (Main)[redacted]

Review: I have given Bent Tree Apartments $400 for my deposit to rent at [redacted], Sacramento, CA [redacted] on August 30, 2012. I recently moved out of Bent Tree apartments and notified Bent Tree Apartments 30 days prior to moving out and requested that my deposit should be given to me 30 days after I moved. I scheduled a walk through on August 30 at 4:00 p.m. and when I got there, [redacted]n told me that their maintenance staff was not available; therefore, I didnt have a chance but to leave her the letter requesting my deposit back and pictures that I took of the unit as a proof that I left it with good conditions.I received a letter from Bent Tree Apartment on May 6, 2014 stating that they will have to deduct the amount of my deposit due to water bill that I paid before I moved out and normal wear and tear. I sent another letter to Bent Tree on May 6, 2014, disputing the amount that they include on their letter. I mailed it and also email it to Bent Tree. On May 23, 2014 I received a check from Bent Tree with an amount of $109.34.I would like to get my entire deposit back because I should not have to be charge for the regular wear and tear nor do I have to be charge for the water bill that I paid for.Desired Settlement: $400.00

She was charged for the following items: Carpet cleaning $110.00 per estimate, Cleaning charge $40.00 and a Final [redacted] bill for $140.66. She received a payment from [redacted] in the amount of $109.34 which is the total of the $400.00 deposit. She will receive payment from [redacted] refunding $70.42. We have sent Mrs. [redacted] a letter explaining the disposition of her account and the refund that she will receive from [redacted]. I should not be charge for normal wear and tear of the carpet. Based on the letter I received from Bent Tree Apartments, they charged me for carpet cleaning. The carpet was clean when I left the unit. The portion Bent Tree stated on the letter was not torn nor it was dirty I have the attached photos to prove. I left my unit nice and clean and I feel I am liable for full refund of my deposit. I've only stayed on this unit for 20 months. When I moved in, the carpet was not brand new.

I have received the $70.62 from [redacted] on May 30, 2014. I received a total of $179.96 of my deposit which includes the refund from [redacted] and the check that was given to my by Bent Tree Apartments. I should have received $400; therefore, Bent Tree Apartments still owe me $220.04 more.

It was explained to my girlfriend where we could park. I parked in the wrong spot and was towed without warning.I apparently parked in the wrong spot. I was towed without warning. It was towed at night with 10 spaces on either side that were empty. Why tow when spots are empty? I will leave this Apt. complex as soon as possible. When I went to talk with the management, a large, overweight Hispanic told me it was all on me to pay it. This is the worst apartment complex I have ever been in and I will leave as soon as I can. I do not feel safe or that the management cares for tenants. Desired SettlementI think they should give me the $290 back for my tow fee since they were not clear and rude.

Despite at least 6 requests for repair service to my apartment's air conditioning, it remains broken. I spent over 16 of the hottest weeks without airI first requested service to my apartment's air conditioning on May 4. A repairman came to my apartment on May 7. After taking a look at the problem, he said he needed to leave and would come back. He never did. On June 7, I spoke with an employee in-person at the office. She said she would send someone to repair my AC in 35 minutes. No one came to repair it. I called the office. The employee insisted someone would come soon. Even after this second assurance, no one came. On July 21, I reported my unaddressed need once more to the office in person. The office employee and a repairman both came to my apartment at that time. They installed window units rather than repairing my central air conditioning. They said someone would come by within three weeks to fix the central air. I expressed concern for how this would affect my [redacted] bill, expecting it would rise as compared to when I had working central air. They said it shouldn't be a problem. My bill rose almost one hundred dollars more than typical for this time of year since the use of the window units.On August 17, I brought my increased bill to the office and requested, once more, that my air conditioning be fixed. They said someone would attend to my need that day. No one came. I returned to the office on August 20. The employee told me someone would come by Friday, August 21. No one came. My air conditioning remains to be fixed. During this time, Memphis has experienced record-breaking heat, with over 61 days in the 90s; at least one over 100; and multiple days with heat indexes over 100. This especially effected me as I practiced one of the foundational requirements of my religion and fasted from food and water for 30 days of this time. I have little idea as to why my air conditioning has not yet been fixed. Desired SettlementI would like my central air conditioning to be fixed completely. I would like the window units to be removed. And I would hope to be assured that my future repair needs will be met satisfactorily within a week of my first report. It is the sole responsibility of the apartment management to provide and repair as needed such a basic service as air conditioning. As I have paid full rent every month, never late, without any problem, I have upheld my end of the contract. Bent Tree Apartments has not upheld its obligations of our contract. I paid full-price for this service, and I did not receive it. My rent should be reduced by one hundred dollars for the amount of months (about 4) it has taken to fix my air conditioning. My part of this contract takes the form of monetary payment. I am owed some back, as Bent Tree Apartments did not uphold their contractual obligations to provide service in return.
