Beracah homes will refund the $1,500 deposit to Mr. [redacted].  Our deposit is non-refundable, even though Mr. [redacted] said he was told it was refundable.  I have no way of verifying whether this is true.  Our policy states that the deposit is non-refundable and the...

amount will be applied to the cost to build the home if the customer proceeds but will cover the cost of our design and sales team if the customer does not proceed.  Even so, we will refund the deposit to put the matter to rest.   Thank you.

Review: I Purchased a Beracah home in June of 2011 and moved into the Home in December of 2011. Since moving into the home, we have had the following issues1) Kitchen floor, cabinets, and Exterior Wall replaced due to nail through pipe flooding my kitchen and condition crawl space. Crawl space was replaced but has since seen Alot of wear due to further repairs mentioned later2)Crawl space was flooded again and AC lines soaked due to a pipe fitting not being glued. Underside of subfloor and joists had to be dried out and checked for mold. Condensation pump also had to be removed replaced due to water damage.3) Began seeing MAJOR settling cracks in drywall and door frames. Beracah concluded the underside of the house needed more support and installed a makeshift footer and installed screw jacks. I now have a NEW home sitting on jacks because of their design flaw. 4)Downstairs Bathtub had to be redone because they installed a faulty one and my foot actually went through the tub when I entered it to clean it5)Three windows were replaced due to leaking. When the siding was removed, it was discovered that it was not done correctly and the water was running behind the weather paper. I had wood rot around the Back door and window corners. (Verified with an independent contractor)6)Beracah has been here for 2 leaking fire sprinklers that have damaged drywall7)The vent pipes on roof leak around the boots and water drips in to the attic and onto the insulation for the second floor.Beracah has tried fixing the problem twice yet they still leak.8)The wall between the kitchen and living room was bowing and cracking where the two halves of the house meet. This was repaired by a contractor I chose.6 Months after the repair, the wall is again beginning to bow. (The repair was done by a contractor of my choosing and was done correct when he left) This is evidence of more EXCESSIVE settling.9)Over 700 nail pops had to be repairedThere are many more issues I cant cover in this short list, these are the major oneDesired Settlement: One of Beracah's selling features is being able to unbolt and move a home without damaging the structure. They may unbolt and resell this home. We ask that Beracah refund us and Comp us for the following1)Full purchase price of home2)Lodging for up to one year or until new home is built back on same site3)expense of moving and storage4)Associated costs with building home I.E. Permits, surveys etc..We paid for a new home, two years later, it is a patched up structure that still has issues.

December 12, 2011 Leak at Kitchen sink water supply line This leak was caused by a nail

that missed a stud while fastening shear wall plywood to the interior side of

the kitchen sink wall. The nail penetrated the water line and the leak was not

noticed right away once the onsite plumber turned on the water supply. As a

result of the leak, we replaced four base cabinets and the toe-kick in the

Kitchen. We repaired the water line by removing siding from the exterior side

of the wall and cutting open a small opening in the sheathing. December 16,

2011 CM60 tub in the downstairs bathroom — cracked bottom The site manager,

reported that the bottom of this tub had spider cracking. I contacted our

supplier and they sent Hefts Bath Repair to the job. I was informed that the

tub could not be repaired and that the crack was caused by a manufacturer's

defect. The supplier agreed to provide us with a knock down tub/shower unit to

replace the defective one but that did not prove to be satisfactory to the

customer. Ultimately, the customer agreed to a cash refund of $1060 to which he

was going use toward having a tile shower installed in its place. July 19, 2012

3'-6" section of laminate countertop had a small area of swelling at the

beveled edge I contacted [redacted] and though he thought that the problem was

caused by liquid being left of the countertop he agreed to build a new section

of top. While [redacted] and [redacted] were in the area I had them change out this top.

In order to replace this top the refrigerator had to be moved out of the way.

The customer helped [redacted] pull it out and in the process the customer twisted

the refrigerator causing a tear in the vinyl flooring. [redacted] made a

repair to the tear and the customer seemed satisfied with it. July 19, 2012

Siding buckling at the electrical disconnects for the HVAC outdoor equipment

BHI HVAC screwed the electrical disconnects directly through the vinyl siding

of this house. This prevented the siding from being able to move during

expansion and contraction. I sent [redacted] and [redacted] to the job and the electric

was disconnected and coma siding blocks were installed behind the disconnects

and the siding was reinstalled. July 19, 2012 9 Lite exterior door slab had

slight swelling below the door knob According to Monty, during significant

rainfall the door knob allowed water to leak into the door slab itself, causing

the "skin" of slab to delaminate. I ordered a new slab and [redacted]

replaced it. August 2012? Complaint that the headers at the exterior doors were

inadequate and sagging I met [redacted] and the customer onsite to evaluate this

issue. The head jamb of the tack in-place 6/0 double door and the front door

with sidelights had sagged slightly causing the customer to believe that the

door headers were sagging. The headers were not sagging. I had [redacted] install

nails in the head jambs of both doors and straighten up everything, including

the fypon crosshead on the front door. 1. Doubled floor joist under stair

landing and installed footers and adjustable jacks. (Feb 2013) 2. Delivered

four new twin windows. Paid customer $670.00 to have contractor of his choice

install. (March 2013) 3. Removed siding around French door. Replaced damaged

OSB, reflashed and retaped. (Feb 2013) 4. Adjusted pocket doors and several

other interior doors. (Mar 2013) 5. Adjusted electrical switch and outlet plates.

(Mar 2013) 6. Issued check to customers contractor to do drywall point-up and

painting for $3000. (Mar 2013) 7. Sent [redacted] to do repairs on HVAC

condensate line. (Nov 2012) 8. Repaired leak at sprinkler head . 9. Additional

Misc items that have been done: fastened loose shutter, installed azek under

side entry door, vinyl floor repairs. Beracah stands behind their products and

we have made great strides in trying to satisfy the needs of the customer. We

use high quality products in our building which we have minimum defects. It is

unfortunate that the tub and windows had manufacturing defects. We did step up

and take responsibility in repairing. In regards to the settling and door

adjustments - all homes settle and door adjustments are sometimes needed, that

is not a reflection of poor workmanship of the Beracah House. In an effort to

satisfy the customer we have even enabled him to hire his own subs to fix -

this is not a ordinary practice. Furthermore in regards to the crawlspace water

issue, it was addressed with the customer to install a sump pump and the

customer chose not to. We even agreed to cover 50% of the cost for a sump pump

but the customer has not initiated a response.
