condition expected on your move-out day, as well as the penalties for damages
Every apartment at Berkeley Park receives a fresh coat of paint before it is rented to a new residentHandprints, scratches and scuffs on the walls are indeed considered wear and tear, and are never billed at the expense of the previous residentYour apartment, however, was returned to us with walls left brightly painted throughout the residenceWhile the personalization of the units is welcomed by Berkeley Park, the rules and regulations clearly state that you are responsible to return the walls back to their original eggshell colorGreen and yellow walls are not considered ordinary wear and tear
The move out guidelines provided to you at the time of your move-out notice, outlined the expectations of a clean apartmentDirty floors, bathrooms and appliances necessitating the hiring of professional cleaners is not considered wear and tear
The documented video footage of *** showed excessive wear, burn marks and irrevocable soil and stains throughout the apartmentThe rolling chair you had in the living room destroyed not only the fibers of the carpet but the backing as well and is not considered wear and tear. It is important that we note that the carpet was replaced just weeks prior to your moand inhabited solely by your familyAs reflected in the bill, the replacement charges billed to you were pro-rated on the lifespan expectancy of the carpet and less the number of years you lived in your apartment. The carpet used at Berkeley Park is of a higher grade than most apartments, with a lifespan expectancy of yearsYou viewed the carpet upon request, in the company of two members of our maintenance staff, when you visited the office on 06/05/The condition of the carpet was dutifully inspected by the professional team at *** Service Corporation and documented by several members of our staff. The requirement of carpet replacement to restore the apartment for re-rental was essential
