I have investigated What happened with regard to the concerns expressed by [redacted] and understand the following to have occurred.An insurance policy was prepared for the property through [redacted] Following Settlement and after the policy was issued, [redacted] Sent an inspector out to the propertyAccording to our insurance Specialists, this is Standard procedureWhile onsite, measurements are taken to verify adequate property coverage limits and to check for any potential liability hazards that may not have been identified during the underwriting process.Agents are not asked to provide information that relates to the underWriting process, as they do not possess specific underwriting skill, nor are they licensedInstead the process employed is to Send out an investigator afterwards [redacted] was not aware of the conditions affecting the property when the insurance was placed.It is my understanding that after the policy was cancelled, [redacted] considered reinstating the policy if [redacted] was able to complete the work on or before 4/24/and provided him with a quote from a different insurance company [redacted] was angry and chose instead to do his own investigation for a new insurance provider[redacted] has denied making the comment referenced by [redacted] has been made aware of this matterWe are Sorry that [redacted] is upset, and agree that it was inconvenient but we will not be making a refund to [redacted] Sincerely,Dawn E***

September 2015Dear *** ***,At BHHS Fox & Roach we take pride in maintaining contact when attempting to resolve an ongoing issueI am surprised and dismayed at the letter and complaint filed by *** ***.It is true that *** *** is a customer who is not happy with us at this time
However it is not true that we have failed to communicate with himIn fact, *** *** has been in communication with our in-house counsel, Scott W***, and at this point in time MrW*** is waiting for a call back from *** ***.We look forward to a call from *** *** and a resolution to this disagreement.Sincerely,Dawn E.Director of Risk Management

[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received your complaint will be closed Administratively Resolved] Complaint: ***I am rejecting this response because: In as many emails that I have sent and received from Fox Roach/Berkshire Hathaway, they have not yet answered my simple question, which is: What will they do in the future to prevent incompetent home inspectors from damaging the value of their sales clients properties? So far, their answer is nothing. On the one hand, they claim to have responsibility for guiding their sellers on how to deal with home inspections, yet when the inspection is erroneous, they tell the seller there is no recourse but to accept the "bitter pill" which in our case, cost us $30k for no good reasonThey were hired to protect our interestsWhat corrective measures will be taken going forward? Perhaps the PA Real Estate Commission or their headquarters in Irvine, CA can answer the question on how their seller clients can be protected from incompetent home inspection reports. We do not believe there is nothing that can be done.Regards,*** ***
