Bertolucci knew that I had moved from *** on the 8th. They knew that I had no longer been living there after the 8th. They had my forward address but continued to send documents for eviction at previous address. I have not lived there since January 8th 2020 and they still decided to file eviction at the *** address knowing I wasn't able to respond because I was no longer living there.

Hello

An eviction was filed for this location due to non payment of rent. Proper paperwork was mailed out to the address prior to the eviction being filed with the court.

Miss *** sublet to other tenants without our knowledge even after many conversations with her that if she wanted to have roommates they needed to go through our process to be added to the lease. Miss *** failed to follow our process and allowed a few people to move into the unit without being on the agreement. Management had no idea that anyone else lived in the unit until Miss *** called upset that one of the people she let move in locked her out of the house.

Rent nor possession of the unit was given to us with all tenants out of the unit. We filed the proper paperwork to gain possession of the unit.

I have spoken with *** and let you know that she should contact the Polk County Court House and if there is a form to be signed and returned to them we would be happy to sign this for her.

Greedy Deposit grifters,

These are the words I would describe this management company. They take as much of your deposit as they can so they can remodel or fix things that should be their responsibility while having a discount with your deposit. Multiply that with all of their other properties and you get almost free upgrades for all of their apartments so they can charge the next person more rent.

Bertolucci Management processed the Final Accounting after the [redacted] moved out The Final Accounting stated the cleaning-Unit, Carpet and blind cleaning and the amounts it cost us to have these items completed These were the cost to have the unit brought back up to a rentable condition after they moved out There were other items that the owner chose not to charge to tenant and therefore we did not charge them except for Cleaning the Unit, Blind cleaning and carpet cleaning The tenant received a check for the balance of his security deposit and that check has been cashed through our bank Bertolucci Management has completed the Final Accounting on the property he moved out and itemized the cleaning and feel that we have completed and charged him fairly

They attempt to keep the whole deposit at any cost, even claiming things that are perfectly fine are broken, despite our many pictures of non broken items; they don’t send out rejection letters; and they’re liars. They go on *** and try to lie their way out of every bad review, but they’re all true.

I tried going in to get a permit for my parking spot since I got a new car. Since I didn't have plates they said they couldn't do anything. They didn't even try to give me a temporary pass, except park in visitor parking. But there is never really any open spots so where am I suppose to park without getting towed. So I parked in my spot and without any warning towed my car without notice.

On 4/11/2018, Mr. came into our office to get a new sticker for a new vehicle. He did not have proof of registration with the DMV or proof of insurance with him. He only had the temporary license plate in the back window of the vehicle. We told *** that he didn’t have the proper documents and that if he didn’t get them to us by the end of the day, he would have to park in a visitor space or off the property.

Mr. and Miss *** both signed a parking agreement on 10/11/2017 that states “To be issued parking identification, Resident must present copy of proof of ownership and current vehicle registration” and “Resident understand that owner/agent may have a vehicle removed from the premises without notice for failing to display the parking sticker…”

There are signs posted on the property that state “Permit Parking Only” “Unauthorized vehicles will be impounded at owner’s risk and expense monitored and enforced 24 hours a day…”

We have full reason to believe Mr. and Miss *** should have reasonably known that they needed parking permits to park in an assigned spot or they risked being towed at their expense. They chose to go against our advice and the signs posted on the property and their vehicle got towed. We are not offering any compensation at this time.

If I could give 0 stars for this review I would. However, we will give a 1 star for the following review of our experience with Bertolucci Management. After renting from Bertolucci Management for 2 years and leaving the house and yard in better condition than when we moved in, we found out what the company is really like. The rumors we heard turned out to be true. Upon move out, we had the house professionally cleaned for $1000 dollars which included a thorough cleaning and touch up paint. We didn't tell Bertolucci Management that we did this. We thoroughly and meticulously completed the entire move out checklist provided to us by Bertolucci Management as we had a $1800 deposit at stake. We did a final walk through with Bertolucci Management and only a couple of very small repair items were mentioned which were legitimate (but not expensive) which included refrigerator drawer repair and minor blind repair. No mention was made about our $1800 deposit not being returned to us. We were shocked when we received a letter from Bertolucci Management telling us that not only would we not get our $1800 deposit back but were also being charged an ADDITIONAL $950 in repair cost and yard maintenance fees. The itemized list of repair cost they were billing us for was completely bogus and included blind cleaning, yard and debris cleanup, vinyl repair (which we asked them to fix for 2 years but they wouldn't do it) and even touch up paint and other bogus charges. We took pictures of how we left the house and property as proof of the condition we left it in. We drove by the house to see what improvements had been made to the house after move out. What we found was upgrades they failed to do for us when we moved into the unit such as bush and tree trimming, moss removal from roof & gutter cleaning...none of which was listed on our move out list). It is clear that these charges were bogus fees to pay for their upgrades to this house and property.
Like most people we were determined to take Bertolucci Management to small claims court as we felt totally taken advantage of. We sent them a letter disputing these charges and less then a month later Bertolucci Management had turned us over to collections.
We paid the bogus fees but know that such business practices will not bode well for the future of this company and we write this review in hopes of warning you to avoid using Bertolucci Management services at all costs.

I am currently renting my second property from this company and they have been absolutely amazing. I am not sure why they have negative reviews as I have not once experienced anything bad with them. I will continue to rent for them and recommend them.

Bertolucci is a property management company that takes care of investment properties for others. When we were given our security deposit for a property back from them, Bertolucci added in charges that were not accurate. They sent the landlord a vague invoice for unit cleaning, blind cleaning, and carpet cleaning. When questioned Bertolucci refused to give any answers. I told them I wanted an itemized receipt of what was actually done and where and they refused and hung up the phone. The Office manager Lisa was the one to do this. They have been very unprofessional since we've done business with them and I feel their business practices are unfair to all parties involved.

A note of warning to all my Salem area peeps who rent: do NOT rent from Bertolucci Management. They are a joke of a company and I will be reporting them to the Revdex.com.
Not only did they lead us to believe some lies about who owned the property when we originally rented our townhouse, they also then sought to sell it out from under us. Whilst they had a legal right to give us only 60 days to move, they were shady as hell about how they went about letting us know. And given the current dire housing crisis in the area, their action/inaction was at very least unethical.
Now fast forward to today when we FINALLY received our joke of a deposit refund. We left that townhouse immaculately cleaned, with the tiny exception of maybe a dozen or so collectible shot glasses that we accidentally forgot because they were in a little used cabinet. We deep cleaned, and left the place even better than when we moved in. We even left the much nicer shower head that we'd purchased and installed. I should also mention that the things that were noted and requested to be fixed when we moved in such as paint touch ups, an ant problem, etc NEVER happened, even though they were promised by the person who completed that walk through with us.
Our refund check today, from the total security deposit amount of $1250? $55 This *** is both laughable and insulting. While we expected not to get it all back because of such things as deep carpet cleaning, their itemized list of charges is complete and utter bt. They put back the crappy shower head and charged us $15 for that. The forgotten shot glasses apparently involved some sort of pricy elaborate disposal. And somehow the scuffed walls, etc that predated our tenancy they never fixed as promised now cost us $515. And other cleaning that amounted to over $365. What cleaning, I can't possibly imagine.
We were fantastic tenants, a fact which was even conveyed to each of us separately at least once by this "business." We always pay on time, never have any noise or any other complaints, and were more than understanding with the GLACIAL pace of any maintenance request. At this point, we can't help but imagine perhaps there is some other reason they're being so completely ridiculous and unreasonable. Just a thought.
At any rate, please DO NOT give these people your business. If I could give them zero stars I would.
