August 24, 2017Dear [redacted] ,Response to [redacted] and [redacted] complaint, ID [redacted] [redacted] and [redacted] moved out of our apartment community on May 23, The [redacted] at [redacted] is located on [redacted] , Mount Joy, Pennsylvania [redacted] and Kathy resided in the community since July 7, 2015.The [redacted] 's were charged as follows:General Cleaning move out $ Smoke Damage move out $2,(Exhibit B) Coil/Duct Disinfect move out $Early Termination Fee $Finance Charge $ 1143Per the lease signed by [redacted] and [redacted] , page 4, #(Exhibit A) outlines the expectations of "Care and Maintenance of Leased Premises." The expectation is that the premise be returned to "Lessor in as good order and repair as upon the commencement of the lease term, excepting only reasonable wear and tear." The same paragraph states "Be aware any smoke damage no matter of its origin, including, cigarette, cigar, candles, etc, is considered beyond wear/tear and will be responsibility of the resident." (Entire lease furnished upon request).The invoice from our contractor, [redacted] *** (Exhibit B), shows separate chargesThe first charge of $1,is the typical charge to paint a unit of this sizeWe considered this charge wear and tearHowever, the remaining charges totaling $2,are over and above wear and tearThis charge back to [redacted] and [redacted] is allowed per our lease.In July 2015, the [redacted] 's requested the installation of a storm doorA storm door is not a standard fixture for our apartments but we will install, at the resident's expense, if requestedThe [redacted] 's requested and paid $for the storm doorThey were also informed that the storm door would remain with the apartment when they moved outAny item affixed to the apartment at the request of the resident, (such as a storm door, ceiling fan, grab bar) is paid for by the resident and remains after they leave.In response to the complaints of carpets/windows/paint, we have numerous work orders with repair dates and action takenWe also have pictures taken by our maintenance staffAll concerns were addressed in a reasonable and timely fashion.We stand by our charges outlined above and will follow our procedure of turning any account delinquent over days to collections [redacted] and [redacted] have a balance due to [redacted] **, owner of The [redacted] at [redacted] ***, of $1,(charges met of security deposits).Sincerely,Janet K [redacted] Controller

7, 2015.The [redacted]'s were charged as follows:General Cleaning move out $ 249.10 Smoke Damage move out $2,053.76 (Exhibit B) Coil/Duct Disinfect move out $250.00 Early Termination Fee $450.00 Finance Charge $ 1143Per the lease signed by [redacted] and [redacted], page 4, #16 (Exhibit A) outlines the expectations of "Care and Maintenance of Leased Premises." The expectation is that the premise be returned to "Lessor in as good order and repair as upon the commencement of the lease term, excepting only reasonable wear and tear." The same paragraph states "Be aware any smoke damage no matter of its origin, including, cigarette, cigar, candles, etc, is considered beyond normal wear/tear and will be responsibility of the resident." The first charge of $1,550.00 is the typical charge to paint a unit of this size. We considered this charge normal wear and tear. However, the remaining charges totaling $2,053.76 are over and above normal wear and tear. This charge back to [redacted] and [redacted] is allowed per our lease.In July 2015, the [redacted]'s requested the installation of a storm door. A storm door is not a standard fixture for our apartments but we will install, at the resident's expense, if requested. The [redacted]'s requested and paid $425.00 for the storm door. They were also informed that the storm door would remain with the apartment when they moved out. Any item affixed to the apartment at the request of the resident, (such as a storm door, ceiling fan, grab bar) is paid for by the resident and remains after they leave.In response to the complaints of carpets/windows/paint, we have numerous work orders with repair dates and action taken. We also have pictures taken by our maintenance staff. All concerns were addressed in a reasonable and timely fashion.We stand by our charges outlined above and will follow our procedure of turning any account delinquent over 60 days to collections.
