We are sorry you are unhappy with the responseI can assure you our system is not designed as a method to collect unlimited application feesThe online system does immediately remove available units when we have a full deposit on them to prevent additional applicationsSo there is a mechanism in place designed to prevent persons from applying for units which are no longer availableIf we hold units based on applications in process or approved without a deposit we potentially suffer additional vacancy loss as a result of taking a unit off the market for someone who may not qualify or accept the unit once we complete the necessary checksApplication fees would be much higher if we elected to remove an apartment from the market based on each application recievedNo system is perfect but we try our best to process applications quickly and all approved applicants are told the unit will remain on the market until a deposit is recievedIn this situation you had applied in the evening and we recieved the deposit from another approved applicant the next business day in the morningAgain we understand the frustration associated with not getting the unit you were approved for and wanted when you came as quickly as possible with a deposit to secure the apartmentWe want to rent to approve applicants who have met our criteraIn this situation applicants are able to view and place a deposit on any other available units in the company portfolio without reapplying and paying any additional fees over a day period

This is a stock response and did not answer my question regarding why they do not create a mechanism to hold the apartment as they take your application fee, nor does it address the concern that they can easily take an unlimited number of applicants fees for an apartment which is unlikely to be available or is already claimed It merely restates their original position and in no way satisfies the original complaint They could fix this - so people like me are not charged money for nothing - but they choose not to do so, and it is likely the extra money is a relevant factor to their decision not to do so

I'm not sure why there are so many HORRIBLE reviews about this property. I've only been living with this company for about 6 months and I have had minor issues but nothing bad. Little light blubs needing to be fixed or dusting out in the halls that SHOULD be done by maintenance. I never have bug problems, never loud or smelly, I never smell drugs or even hear people outside while they are smoking. These apts are quite small but they are 625$, The price should tell you that these are SINGLE family apts. I think the only complaint I do have is that there is only one dryer and two washers downstairs.
Every time I call/email for maintenance to come fix/look at something, they are there within 25hours whether its a weekday or weekend. I am quite comfortable and feel safe where I live.

Ive complained numerous times in regards to a fire hazard and they have done nothing to resolve the issue. This was brought to their attention in Oct 2015 and it is now Jan and still nothing.

Review: I applied for an apartment on this past Tuesday night, 9/8, at their website. It asked for a $25 fee which I paid. The next day I called to follow-up, they said the apartment was rented already, and no I could not have the $25 back.

While I know it is not unusual for rental companies to ask for a fee to defray the cost of investigating your background, the system they've set up allows them to take unlimited non-refundable application fees to apartments that have already been or will soon be rented. Since they do not allow you to make a deposit and hold the apartment, they deliberately create large windows of time between when someone applies and when they can go to a bank and get a cashier's check made out to them for the right amount and get that check to them. The more inconvenient they make this, the larger the window and thus the more free money they can collect to anyone who likes one of their properties.

It's a little shady at best, outright dishonest money collection at worst. People like me pay them fees to receive absolutely nothing in return.Desired Settlement: I know it's unrealistic to expect my $25 back - and it's fine if I don't hear back from you even - but they have every incentive financially not to improve this system. If you could find a way to create an incentive for them to eliminate that window - allow people to either hold an apartment (even via a large deposit using the same website they use to charge their fees), or to not charge a fee until the person has a similar opportunity, it would keep them from perpetually making a little extra in this not-so-honest fashion.

Or persuade them to refund fees for people who get stuck having their desired apartment rented before 24 hours have even passed. A window of a couple of days, perhaps, so you don't get burned would be great. I seriously doubt they spent $25 checking me out before I called the next day.

I recently rented a property from BG Lein Management in West Bend, WI. The address was 1358 Wayne Rd. West Bend, WI. My wife and I were looking for a short term lease (2 months) while we built our house. We called the property manager, [redacted] and he responded promptly. This was probably the only positive experience we had with BG Lein. The properties we looked at looked a little run down but we figured we would only be there for 2 months and that we could manage, but we were wrong. Shortly after we moved in we started to notice bugs. Not just any bugs, roaches. We counted approximately 5 a day varying in size from small babies to adults. This was disturbing and we informed the management of how displeased we were. We also informed them at this time that they still had things to fix, such as the poor drainage in the shower, the leak in the shower, the outlets needed covers, etc... all which we indicated in a letter to the company within the 7 day period required by law to note deficiencies. This however was far from the biggest issue.
While BG Lein did have the property sprayed once for bugs while we were there they did not follow up and they did not return our calls promptly (or at all). When we first moved in [redacted] the manager, stated they screen tenants to ensure that they are good for the building, quiet, and won't cause any trouble. About 3 weeks before we decided to move out the unit next to ours was rented to what I can only assume was a couple. This couple would fight and scream at each other all night long until 2-3am. You could hear them even in the bedroom. We never mentioned this to management because my wife feared that the neighbor might retaliate and as I work 2nd shift and didn't get home until 12-1am I wasn't there to protect her.
The management eventually (after 3-4 weeks of living there) fixed the major malfunctions of the unit, however the roaches were still a problem.
Our lease was scheduled to end November 30th. On November 15th apparently management was having maintenance done on a unit above ours. We came back from the store to a flooded hallway which smelled of sewage water and the access panel for the pipes lying on the ground. Luckily this was in the hall and not on any of our processions. We immediately called the after hours emergency service line as it was a Saturday. After leaving a message and waiting an hour for a call back we became impatient and called the building manager. He answered and said he would have someone right over. He did not call back. Two hours passed and we called the manager again and stated that we were fed up with this unit's problems, the neighbors, and the poor service we received and were moving out. We packed our things and moved out.
Unfortunately the story doesn't end there. We had to bag a majority of our things to ensure we didn't bring any bugs with us. We are now spending over 600 dollars for a years worth of home bug treatments.
Also when I mailed our last months rent in I sent our forwarding address. On December 16th I called BG Lein Management office in Milwaukee. I asked where our safety deposit check was. The office clerk stated that it was sent out on December 2nd. I asked to where. She stated to the apartment. I explained that I gave them my forwarding address with my last months rent (later confirmed by the office manager [redacted] when she stated the letter was in my file). I told the clerk that they needed to issue a check and send it to my address. She stated that was against policy. I said that I complied with their request in the lease by providing an updated address. While stating all this the clerk hung up on me. I called back and asked to speak with the office manager [redacted] said she would get back to me.
As the apartment was only 15 minutes from where we built our house I decided to drive over. I arrived at the apartment and found the letter with the check addressed to my wife and I.
However the check was only for 850 dollars. When my wife spoke with the manager about getting some rent prorated back with the office manager she said that it wasn't normally policy but in this case they would prorate us so long as we were out by November 19th. We turned the keys in on the 19th (locked in the apartment as agreed upon). And they did not prorate us the money. (The unit at this time was unlivable as it smelled like sewage and they were running a fan to air dry the carpet they had tore up).
We suggest that you do not rent from this company. Their actions suggest that they are only interested in money and not customer satisfaction.

The leasing agents, Debbie [redacted], in particular are very unprofessional and don't solve any of the tennants problems. For example I moved into the apartments in [redacted] on January 15th by April I was robbed 3 times . Each time it was reported the storage locker and apartment was broken into. It now Sept 19th and they refuse to change/repair the lock for the apartment or repair the storage unit. I had to take matters into my hands and do it myself for safety. Also When I moved in the 2nd bedroom window was broken and it took them 4 months to fix.

These people are complete slumlords. They will be sued by my attorney. Do not ever rent from them: loud noises, drug dealers, too many people living in apartments, unsafe living conditions, excessive charges, bugs,exploiting rent assistance, if you are a criminal or a drug dealer this is the place for you.
