text-decoration: none;">This tenant has been problematic in her move out procedures.  She called to give notice with an open-ended date of move out.  We then requested she give us a written 30 day notice -dated the day of the call- as per her lease agreement.  She complied, but said she would be out sooner.  She was contacted twice regarding her move out: once to get an actual date for vacating, the next time on the date she stated to see if she had vacated and was ready for a final walk-through. All conversations were cordial.
We received the next month's rent payment that was less than the 30 day notice required.  That remainder was withdrawn from her deposit, as allowed per law.
Our records show her rent for March was $370.99 and she paid $250, leaving 120.99 owed.
-She owed a $500 pet fee (NOT a deposit unless documentation from Health Care provider was forthcoming showing companion pet needed for mental/health needs.  No such documentation was ever provided) but only paid $100 of that fee, the remainder to be paid in installments or the following month.  No further payment was forthcoming.  She proceeded to move in two dogs and two cats.  This is not a refundable amount due.  
-She owed a $500 security deposit, but only paid $185 of that deposit, the remainder to be paid in installments or the following month. No further payment was forthcoming.
-She paid all monthly rent.
-She was refunded the total amount due her, $64.01.
We requested documentation from her bank showing other payments.  She cannot provide this.  Our bank deposits track with our accounting of her payments.
This facility has monthly, on-going, pest control from a reputable pest control company.  She adamantly denied access to her apartment for spraying in her unit, saying we could not have access to spray due to the toxic nature of the spray for her and her animals.  She stated that she had no pest issues.  
She had not reported mold as a problem until her move-out walkthrough.  That small patch in the bathroom that she pointed out has been eradicated with new drywall in that patch area.
This tenant has sent the assistant property manager and the property manager numerous and repeated belligerent texts, all of which have been preserved.  
We hope to resolve this for our former tenant, but it appears she does not want to look at, or provide, documentation.

I am rejecting this response because I was never asked for medical note from Dr when I signed my lease [redacted] said he would let me know if one was needed a year latter nothing was ever heard he knew I had two dogs and two cats nothing was in lease about ever needing Dr's note for pets what about all other pets in other units 5 dogs downstairs  and in duplexes next door where they are allowed pit bulls many of them are they service dogs as matter fact I know they are not I had two all dogs under 20 pounds  not pit bulls and you can't ask for Dr note after I move out and can't say I owe you money on deposit after I move out I asked [redacted] if I was paid up his answer to me was yes he even messaged me thinking I was behind on rent couldn't find my payment  had to tell him when was deposited  stated that book keeping was all messed up. [redacted] was one who keeps calling me asking if I was out called and text me up to  3 times a day and nothing was said at walk through  that I owed anything  I left a clean apartment.As for mold I sent [redacted] pictures of mold and called  to report it no response.  I showed [redacted] the handy man he claimed was black tape I knew better I showed [redacted] at walk through she agreed was black mold night have sent in proof I paid all deposit pet fee is same as pet deposit  can't hold it by law  I clearly sent u website to look for yourself  and as for mold I'm just Contacting health department

Review: Poor Management services for apartments very rude and Harassing people. Don't fix anything in apartments I was harassed by management when trying to move now won't give back deposit but when walk through was done nothing was said I was text by management every day to see if I was out yet and I wasn't due to be out. Very poor management and maintenence. I'm having to contact health department also due to mold and cockroaches.Never been so harassed by apartment manager and never had to take to court to get money back I'm owed.Desired Settlement: Want them to refund my money and want something done about way they run apartments other Tennent s are having similar issues apartments are not up to code need to be checked I had black mold made me and my animals sick.

It is very difficult to understand the verbiage in this rejection of complaint. I have no idea who the previous tenant refers to when she says [redacted] or [redacted]. There is no previous landlord for this tenant's duration. [redacted] is a principal in the LLC. He and myself, the other principal member, hired an assistant to take over the account and day-to-day functions. All the same documents and accounting are in use. There is no record of this tenant reporting mold prior to move out. By law, a pet deposit (refundable by definition) and a pet fee (not refundable by definition), are waived when documentation of need by a health care provider is forthcoming. Again, the accounting is simple. If she has other proof of payment, we will gladly adjust her refund of deposit. Our bank deposits, to which she paid directly, confirm our accounting.
