In the matter of [redacted] statingMt Helix has not attended to any of her maintenance Issues: Please see attached photos in regards to the ceiling caving in the bathroomThe ceiling is not caving, Ms [redacted] is seeing the caulk work for the previous repairs done to the ceiling on 8/18/Our office has sent a technician out to treat/clean the mold under the cabinets in the kitchen Our office has repeatedly tried to contact Ms [redacted] to schedule an appointment to make said repairs on the unit, hut have been unsuccessful in reaching her and she has not returned any calls to the office on thismatter Sincerely,Mt Helix Property Management

In response to the matter of [redacted] vs Mt HelixMs [redacted] placed a hold on the property located at [redacted] Indianapolis, In On 2/12/with a scheduled move in date of 2/26/During this time, it was discovered by our maintenance team that there was a leak on the property and a licensed plumber would need to be called to assess the damagesDue to this, Ms [redacted] move in date was moved to 3/1/After an assessment from our plumber, Just Drains, it was discovered that the leak was more extensive than originally thought and would need complete reconstruction of the pipes throughout the propertyThis was explained to Ms [redacted] and every effort was made to find a new property suitable to her specific needsUnfortunately, we were not able to find a property that was suitable for Ms [redacted] and she cancelled her hold with our company A letter was sent to our corporate office in San Diego explaining the situation and processing of Ms [redacted] $refund has begunPer policy, it can take up to days for a refund to be processed and our office has assured Ms [redacted] that she will in fact be receiving a refund of the hold fee she placed in our office Sincerely, Mt Helix Property Management

In the matter of [redacted] stating Mt Helix has not attended to any of her maintenance issues: Tenant moved in on 5/8/Walk through paperwork was submitted on 5/12/Our maintenance staff began repairs on the unit and all work has been completed except the masonry work on the front steps as the weather has not permitted us to do soWe have the steps scheduled for repairs this April once weather permitsTenant has stated that they are happy with their unit Sincerely,Mt Helix Property Management

Response: Mt Helix is not known as Mt Helix Acquisitions. Mt Helix Property Management is a seperate business/entity from MtHelix Acquisitions. *** *** was in default on her rent since June My Helix Property Management filed for eviction
in January for non payment of rentHer court date was Feb 14, : from the *** *** court system: MT HELIX PROPERTY MGMT v*** *** *** Mt Helix Acquisitions took over management of ***'s home in the first week on FebruaryMt Helix transferred her application and lease to MtHelix Acquistions. At the point of transfer to MtHelix Acquisitions, MtHelix Property Management no longer managed that propertyMtHelix Acquisitions has their own office, hours of business, phone number, and manager for the companyIt is their responsibility to transition all residents and homes for which the manage. In the matter of *** *** stating Mt Helix has not attended to any of her maintenance issues:
Tenant moved in on 5/1/Walk through paperwork was submitted on 5/11/Our maintenance staff began repairs on the unit and Gold Seal Pest Control was sent out to assess for possible
terminatesNo evidence of termites was foundAll work was completed on the unit in September 2015, due to the need to order windows and a few other parts necessary to complete the work on the unitBefore work could be completed on the window, Ms*** called our office stating that the window had shattered and a piece of glass had cut her child's handOur office immediately dispatched a technician to board the window and make sure that we had the correct measurements to replace the window as it was a special order due to the sizeIn October 2015, a complaint was called into our office for a leak in the basementOur office again sent a technician to clear the drains and work order was completed on 10/26/At that time, Ms*** was under eviction for nonpayment of rentMs*** called the office upset that she was in eviction and stated that she was going to call Revdex.com and get all of her money backShe then came in and paid her balance allowing her to stay in the unitAt this current time, 1/21/16, Ms*** is again up for eviction due to nonpayment having 11/20/being the last time any payments have been received from her

Tenant moved in on 11/7/2014. Tenant called the office ad stated that there was a gap in the window and furnace was not hooked up. Our office dispatched a licensed electrician (Rick [redacted]) to the...

property and furnace was completed on 11/19/14. Window was repaired by our office technicians. In December 2014, tenant called stating that there was a leak in his basement. Once again a technician was dispatched and the leak was repaired. All work orders placed by the tenant were completed and a new refrigerator was supplied to Mr. [redacted] at no cost to him. Mr. [redacted] had never spoken to the Property Manager in regards to these complaints and would still be in the unit if not for an act of nature (Tree falling on unit during storm) causing us to relocate him and his wife to another of our properties. Since transferring to the new unit, only 1 work order has been placed with our office and has since been completed. Mr. [redacted] states he loves his new unit and he and his wife are very happy.

In response to the matter of [redacted] vs Mt Helix. Ms. [redacted] placed a hold on the property located at [redacted] Indianapolis, In 46201 On 2/12/16 with a scheduled move in date of 2/26/16. During this time, it was discovered by our maintenance team that there was a leak on the property...

and a licensed plumber would need to be called to assess the damages. Due to this, Ms. [redacted] move in date was moved to 3/1/16. After an assessment from our plumber, Just Drains, it was discovered that the leak was more extensive than originally thought and would need complete reconstruction of the pipes throughout the property. This was explained to Ms. [redacted] and every effort was made to find a new property suitable to her specific needs. Unfortunately, we were not able to find a property that was suitable for Ms. [redacted] and she cancelled her hold with our company.
A letter was sent to our corporate office in San Diego explaining the situation and processing of Ms. [redacted] $135 refund has begun. Per policy, it can take up to 45 days for a refund to be processed and our office has assured Ms. [redacted] that she will in fact be receiving a refund of the hold fee she placed in our office.
