This letter is in response to a complaint from *** * *** regarding the return of a security deposit for the property at *** * ***
*** ***The lease on this property was assigned to Parker Real Estate Management on November 12, The lease dates were 8/13/- 8/10/The original move in inspection was passed along to us by the previous property managerIt is never our intention to keep more money from the security deposit than should be withheldParker Management does not own *** * ***We are agent for the ownerIn taking over a new property that has a lease in place, we must rely on the information provided to us from the previous management companyIn this case, there is a move in inspection that is specific to the propertyThe move in inspection does not mention items left in the property at the move in that were not the personal property of the tenantsAny items left in the property had to be removed in order to ready the property for new tenants and the outgoing tenants were charged for the removal of those itemsHad the items been listed on the move in inspection, the tenants would not have been charged for the removal of the itemsConcerning cleaning the property, once again, we rely on the the move in to report items that were dirty at the move in and it is compared to the move out inspectionThe only items that found listed as dirty on the move in inspection Is grout in the full bathroom, glass on the basement floor and the basement wallsI have included a copy the move In inspection that was provided to usI have also included a copy of the move out inspection as well along with a detailed list of items listed as dirtyA professional cleaning company was used to clean the property and the tenants were charged for that serviceI have included a copy of that bill as well There was no notation of smoke detectors missing or batteries needing replaced on the move in inspectionReplacement of blinds: There is notation of one missing blind on the move in inspectionNo blinds were listed as brokenThere is one bedroom that lists one blindWe will refund the cost of blinds plus a service call to the tenants since there is no indication of replacementThis total is blinds at $plus tax plus a $service call for a total of $This check will be processed and mailed by next weekShould you have any other questions or concerns, please feel free to contact meRegards,
