We spoke to the agent involved on 12/& 12/regarding concerns of the loose plumbing that was reported on in the master bathBuyer's girlfriend called our office on 12/needing better explanation since she had a plumber at their house trying to make a repair Inspector met them at their home later that day for further explanation and found a newly damaged shower pan from when whomever was replacing the reported loose shower headThere was a chip missing in the shower pan due to an impact hit next to the drain, possibly from a tool

A home inspection is a visual evaluation of the current condition of the home on the day of the inspection Other services that were offered to the clients at the time of scheduling, but declined, were Radon testing, Mold testing, Lead testing, and Asbestos testing Each of our building inspections are provided with several 90-day warranties at no additional cost to the client, including a MoldSafe warranty even if the client declines such testing Within the following week of an inspection, our clients receive an email that concludes the provided warranties information Two months after the inspection when we were first contacted on 9/6/by the clients regarding mold concerns they found inside a wall, I gave them the warranty information again over the phone We have spoken with the clients numerous times on the phone, offered mold testing that was declined twice, explained the warranty coverage, along with speaking to the agents involved with the real estate transaction and contacting the warranty company ourselves The warranty company has a claim on file that was started by the clients on 9/20/

The first time we were contacted regarding this claim was 5/24/(months after the inspection) by the purchasers mother. After talking with the agents and insurance companies involved, we were informed that the previous home owner had placed a claim with her home owners
insurance during the real estate transaction regarding the hail damage but did not follow through with the claim of having the roof repaired or replacedWe tried explaining this to the purchaser's mother, since she was her daughter's acting representative, but this did not resolve the issue for her

During a home inspection the inspector checks HVAC systems to see if they "appear serviceable", which means if they are currently working, or not. A home inspector does not do internal checks of these components. This would require a HVAC technician which is licensed with the state to be able to...

check Freon levels. At the time this inspection was completed on 7/7/16, the AC unit was working. An inspector is not able to determine the life span of any unit and this is noted in the Limitations of the report (please see attachment). The home inspection was $275. The well/septic inspection was completed by a separate third-party well/septic company for $325. Big River Home Inspections does not sell Home Warranties. Each home inspection is provided with a 90 day warranty at no additional cost to the client. Any and all warranties are subject to a deductible per claim.  It is in place to help cover the costs of something failing within the first 90 days after the inspection, since an inspection is a visual examination of the property on the day of the inspection. We are not able to determine the future of the home. With talking with the 1 year Home Warranty company that the buyer had purchase with, they have a claim started regarding the AC unit but is still awaiting for the needed documentation for the claim.
