We were not aware that there are lingering issues in the apartment I'm very sorry to hear that and will work to get them resolved as soon as possible A different exterminator has been scheduled for tomorrow to inspect and set up a treatment plan We will also have a technician out to check the disposal, the flooring, etc We'll also see if we can better remedy the humidity levels reported, and be happy to review any additional electric expense that may be incurred once we have completed the assessment I reached out to both [redacted] and [redacted] to let them know what is planned Unfortunately, all of the parking spaces at the building are already reserved If one becomes available, we'd be happy to transfer it over Thank you

Good afternoon ***,I am emailing you this morning to confirm the complaint sent in by my mother, [redacted] Upon moving in, my roommate and I were a little shocked at the condition of the apartmentThere was an awful smell that took a long time to get rid of (some of the smell still is there), there was a huge gap in our door to the hallway at the top, the hallway flooded during a heavy rain and no dehumidifiers have been provided to dry anything out, the ceiling fan in the bathroom was broken, hot water continually runs out of the faucet down the wall in the shower (which has created terrible humidity in the apartment), the wall itself appears to be ruined, the dishwasher needed fixed, the garbage disposal needed looked at (and still smells terrible all the time), screens missing in the windows, air conditioner leaking in bedroom #1, no air conditioner in bedroom #2, a bug problem that had to be "fixed" by myself, closet doors falling off or not working, trash in the backyard area right outside of our windows including an old bed and frame, cigarette butts everywhere, a rat trap, weeds two feet high, a damaged parking lot and we can't even park in our complexWe have to walk across the street and around another building to park in back of it On top of the things that were/are wrong, we have been told by the repair man we should be grateful for what he has fixed and that the rain coming through my air conditioner wasn’t as big of a deal as “other complaints” that night.I have been extremely patient and kind to everyone I have talked to through UpTown during the process but had not received any response up until my mother met with Uptown on Monday, September 12thI even had to get on social media for someone from UpTown to notice there was still a bug issue because I had started posting pictures for my friends/followers to seeIt was shocking to my roommate and I because we are paying a month plus utilities and parking on top of that (Rent/Utilities: 1,080; Parking: 500per spot) We expected the apartment to be in decent condition upon move in.We understand the cost of the apartment being high because of our location, that was not the concernThe concern was the condition upon move in, and the unresolved bug issues/humidity problems with no responses until my mom took further actionI have attached numerous pictures for you as wellLet me know if you need any further information from me [redacted]

I'd like to reach out and apologize for your experiencePre-leasing in the Clifton area is very competitive and starts earlyBecause we begin leasing months ahead of our leases ending, we try to give our current residents as much time as possible to make a decision about renewing their leasesWe wait until we've received a security deposit from a prospective resident in order to ask for the final renewal decision from our current residentThis is typically a non-issue for the prospective resident as we have many properties with floor plans that are the same and units which are considered interchangeableIn your case, it sounds like your daughter paid a security deposit for the last remaining apartment of a specific floor planWhen the current resident chose to renew their lease, your daughter had the option to transfer her security deposit to another apartment at any of our other properties, or have it refunded back to herWe can understand your frustration in this process, and we sincerely apologize that this was not explained more thoroughly to her during the leasing periodWe appreciate you bringing this to our attention and we are looking into our internal procedures as well as addressing this with our staff to ensure we can correct this in the futureIt appears that your daughter has since signed a lease with us, and we are so glad she has chosen Uptown Rental PropertiesIf there is anything else we can assist you with going forward, please feel free to reach out to me directly – Johnna M [redacted] – jm [redacted] @uptownrents.com or [redacted] Thank you

I have given my daughter (*** ***) your name, phone number, and the complaint number. She will call you today. Thank you for your time

Unfortunately, *** and *** encountered several issues at move in. This is not the experience we would want or would anticipate for our residents. We realize how disappointing it is, and the inconvenience it creates for everyoneIt is also apparent that our maintenance team did not approach these issues with the appropriate level of concern or follow up that we would expectA lot of frustration could have been avoided by simply communicating. This has been addressed with the team and should not be a problem going forward. The maintenance issues and request for an additional air conditioner were completed September 14th. A rent credit was also issued on the account. While it is never pleasant to receive negative comments, it does allow us the opportunity to look for ways to improve our processes and employee performance. These residents have been a pleasure to work with and we appreciate their patience and willingness to work through these issues with us. Should additional information be required, please let me know. Thank you,*** ***VP Property Management

My daughter has given me permission to file this complaintThe resolution of the matter would be to give her the apartment at the price that was originally agreed uponI would also like to see them change the practice of showing apartments before they know the current renter is leaving or

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below.First of all, I would like to thank *** for coming into *** and ***'s apartment and providing screens, fixing the closet door and providing *** with an air conditioner Unfortunately, the bug problem still exists as *** had another live centipede in her bed on Monday September 26th I truly believe there is no fixing the problem as my husband sent his professional grade but spray home with *** That seemed to slow them down but it should have worked for months Uptown's bug guy came in when I was there and just spritz a few spots and left I feel the problem is way worse than anyone wants to admit The outside of the apartment next to the living room is still disgusting I included pictures Maybe if that were to be cleaned up and then the outside of the building sprayed all around and not just spritz in a few places that would help the bug problem? Also, even though the faucet in the bathroom was fixed the humidity was still super high!! I purchased a dehumidifier for the girls to help that problem When they turned it on the humidity in the apartment was 75% They set the control to 35% which the instructions recommended but to date they can't get the humidity below 45% and they have to empty the tray times a day which equals "pints" of water The humidity is significantly better but once again, like the bug problem, I had to pay for the fix The smell in the apartment still exists which concerns me I have to ask with the amount of humidity in the building is there a mold problem as well.Another issue which may be easily remedied is the stinking garbage disposal It doesn't work well and the girls cannot get rid of the stench That still needs addressed Also, an issue that has been brought to my attention and I included a video is the tile in the kitchen It appears to be made from asbestos I know that can be a health issue as well *** still has upper respiratory issues going on so I'm not sure at this point what is best.Uptown started the repair on the parking lot and it is 2/finished Still needs fixed but my desire is that *** and *** could park at their building I appreciate the $discount for October rentHowever, now with running the dehumidifier their electric will increase I feel there needs to be a consistent monthly reduction

Dear Ms***, I'm sorry you find it necessary to terminate your lease with us prior to the end of the term. Fortunately, there is in fact no problem with advertising or the number of interested prospects. There are very few units in the *** area still available for the upcoming
school year. We are touring prospective residents daily and would be happy to add your unit to our list. Your particular unit was taken off market as available when you signed your renewal lease in June In order to list the unit as available, you and your roommate will need to complete an early termination form. This form can be found on our website under current residents/ resident forms. Once that is completed, we will have your authorization to list the unit as available and tour prospectsAs soon as a new lease is signed, your obligation ends. I would suggest completing this form as soon as possibleThe termination clause you describe is outlined in Section of the lease, as well as, provisions to request early termination. I've attached your original lease agreement, as well as, the renewal agreement signed in June for your reference. Please contact us with any further questions. Sincerely,Johnna MullikinVP Property Management

I'd like to reach out and apologize for your experience. Pre-leasing in the Clifton area is very competitive and starts early. Because we begin leasing 10 months ahead of our leases ending, we try to give our current residents as much time as possible to make a decision about renewing their leases. We wait until we've received a security deposit from a prospective resident in order to ask for the final renewal decision from our current resident. This is typically a non-issue for the prospective resident as we have many properties with floor plans that are the same and units which are considered interchangeable. In your case, it sounds like your daughter paid a security deposit for the last remaining apartment of a specific floor plan. When the current resident chose to renew their lease, your daughter had the option to transfer her security deposit to another apartment at any of our other properties, or have it refunded back to her. We can understand your frustration in this process, and we sincerely apologize that this was not explained more thoroughly to her during the leasing period. We appreciate you bringing this to our attention and we are looking into our internal procedures as well as addressing this with our staff to ensure we can correct this in the future. It appears that your daughter has since signed a lease with us, and we are so glad she has chosen Uptown Rental Properties. If there is anything else we can assist you with going forward, please feel free to reach out to me directly – Johnna M[redacted] – jm[redacted]@uptownrents.com or [redacted]. Thank you.

[To assist us in bringing this matter to a close, we would like to know your view on the matter.]  I appreciate the response from Uptownrents and every ones time handling this complainant. I'm not happy with the businesses response because we still end up paying more than what we originally budgeted for. I can't help feeling like we were scammed. Showing a smaller cheaper apartment to a 19 year old, doing paperwork, taking a deposit, and then telling them the apartment is not available now. Then suggest an apartment, that's a little more expensive, and available. To me, sounds like a bait and switch. I see now this is the way it's usually done. I guess just because I don't understand it, doesn't mean it's not common practice with Uptownrents. My daughter has signed a lease for the (little) more expensive apartment and life moves on. I'm not happy, and of course I wont make the same mistake next year, nor will I allow my friends and family to make the mistake.
Regards,
[redacted]
